Lawyer realizing wish of owning own office

New building is walking distance from Family Court

Family law attorney Marshal Willick likes the east Las Vegas view of Sunrise Mountain from the second story of his new office building that's under construction at 3591 E. Bonanza Road, within walking distance of the Family Court.

The Las Vegas native grew up with the view when he attended Valley High School and later Chaparral.

Willick hopes to occupy the upper floor of the two-story, 20,000-square-foot office building by March. He's looking to lease about 8,000 square feet on the ground floor and sell part of the 1.5-acre site that's adjacent to his current office.

"I've wanted to have my own place for 25 years," he said. "The economics of building an office have changed radically in nine years. The cost of land quadrupled, construction costs have increased, but rental rates haven't, so it makes it tough to recapture your costs."

Willick estimates construction cost at $6 million for the building. General contractor is Executive Construction; Dekker Perich Sabatini is the architect.

Willick Law Group has four lawyers and 15 office workers and will eventually grow to seven to 10 lawyers, Willick said. The new office is prewired with cable conduit for computers and floor joists are reinforced to hold heavy storage files, though technology has eliminated the need for back files, he said.

He's got a "war room" for his legal documents and a "green room" for videoconferencing, which is replacing court appearances in some cases.

HARSCH ACQUISITION: Harsch Investment Properties made the largest acquisition purchase in the company's history when it recently paid $59.9 million for the 500,000-square-foot Diablo Industrial Center on Russell Road. Harsch paid $54 million for Stephanie Street Center in June 2003.

Diablo Industrial Center has six buildings on 28 acres and is 100 percent leased with 32 tenants, including MGM Grand Resorts Development and MGM Mirage.

Jordan Schnitzer, president and chief executive officer of Portland, Ore.-based Harsch, said the hotel and gaming industry provides an economic base for Diablo's location in an industrial submarket about three miles from the Strip.

Harsch now has more than 7.5 million square feet of mostly industrial space and 1,300 tenants in its Las Vegas portfolio. MGM is also an existing tenant in Harsch's 380,000-square-foot Valley View Commerce Center at Harmon Avenue and Valley View Boulevard.

SULLIVAN SQUARE: Glen, Smith & Glen Development plans to begin site preparation in March for the Sullivan Square mixed-use project after converting the first round of reservations to "hard" contracts, which means nonrefundable deposits have been placed in escrow.

More than 50 percent of the first 159-unit high-rise tower has been sold, said Kenneth Smith, president of the firm.

"This allows us to go to contract on the first tower with complete confidence," he said. "Managing construction costs is one of the most critical elements of building in Las Vegas and we are pleased that Sullivan Square has reached this significant milestone."

Sullivan Square is a 16.5-acre mixed-use community in southwest Las Vegas with residential, office and retail elements.

RETAIL PLAZA: SR Construction broke ground on the 7,572-square-foot second building at The Gardens Plaza office and retail plaza at Town Center Drive and the Beltway. Project cost is estimated at $1 million and completion is scheduled for March. Mark Fine Properties is the developer.

RETAIL LEASES: Plise Cos. leased a combined 7,230 square feet to three new retail tenants at Rainbow Sunset Pavilion. LA Boxing, Something Blue Bridal Boutique and Bright Smile Dental signed 60-month lease terms for an aggregate value of more than $2.1 million.

Penny Mendlovic of CB Richard Ellis represented Tenaya Center in the 10-year lease of a 2,380-square-foot retail building at 7210 W. Lake Mead Blvd. to Radiance Med Spa. The transaction is valued at $729,700.

OFFICE LEASE: Brad Peterson of CB Richard Ellis represented Parcel 33 Retail in the six-year lease of an 11,500-square-foot office building at 120 S. Green Valley Parkway to Aspen Holdings. The transaction is valued at $2.24 million.

Luxury Homes of Las Vegas reported the following million-dollar home sales last week:

• $1.23 million, 4,200 square feet, 3 bedroom, 3.5 bath, 16th green with lighted mountain and golf course views, 20-foot ceilings in living room, three walk-in closets in master, Red Rock Country Club.

• $1.8 million, 4,755 square feet, 5 bedroom 5.5 bath, Mediterranean-style on two-thirds acre, four-car garage, pool, spa, fire pit, entertainment center with five built-in plasma TVs, Seven Hills.
