Dunhill offers Tuscany single-story homes starting at $139,990

Single-story homes are quickly becoming the most popular designs for new homes in Southern Nevada, according to Marietta Manayan, sales associate at Tuscany Village.

Dunhill Homes is giving its customers options with eight distinct single-story plans at its Tuscany Village master-planned community in Henderson. The guard-gated, golf course community has resort-style living with home prices starting at $139,990.

"There are many benefits to single-story homes," Manayan said. "Many people find that living on one level is more convenient and accessible. For those who want higher ceilings or a larger footprint, single-story homes are perfect. And of course the guard-gated entrance, expansive community center and award-winning golf course make Tuscany Village the best choice for a new single-story home in Henderson."

Manayan said single-story designs are by far the most requested among new-home shoppers at Tuscany Village. "They give a home the appearance of additional space, especially those with vaulted ceilings. Plus some new-home buyers just want the convenience of a single story and not having to climb stairs every day."

One of Dunhill Homes' most popular single-story designs in Tuscany Village is Residence 2683 in the Pesaro collection. Residence 2683 includes three bedrooms, a master retreat, three baths, a gourmet cooking island and a three-car split garage. The master retreat is one of its most popular features and can be converted into a fourth bedroom.

"The second and third bedrooms are also separated from the master in the front of the home, so it provides additional privacy," Manayan said. "In many cases, our homebuyers have found that their new monthly payments are about the same as what they were spending on rent every month. Why would you rent if you could own your own home?"

She said the builder was adding incentive that could be used toward options like upgraded appliances, kitchen cabinets and countertops. Dunhill Homes is currently offering $10,000 in options at its Zanetti collection and $12,500 at its Pesaro collection for each new home purchased. Homebuyers can also receive up to 3 percent of the sale price to be used for closing costs when using Dunhill Homes' preferred lender.

At Tuscany Village by Dunhill Homes, all residents have access to recreation center, La Vita Tuscana. The 35,000-square-foot center includes a lap pool, swimming pool, tennis courts and racquetball courts in addition to an aerobics room, indoor and outdoor basketball, arts and crafts rooms, billiards, conference rooms, social areas and park areas.

A centerpiece of the community is the Tuscany Golf Club, designed by renowned golf course architect Ted Robinson Jr. The 6,906-yard, par-72 course has been named Golf Magazine's No. 1 golf course in Las Vegas.

"At Tuscany Village, you get all the luxuries and conveniences of a country club without the country club prices," Manayan said. And unlike other master plans, there are no improvement district fees burdening the homeowner at Tuscany Village."

To visit Tuscany Village, take Lake Mead Drive in Henderson heading east. Follow the signs to the community and turn left on Mohawk Drive to the main entrance. Tuscany's sales office is located in the La Vita Tuscana recreation center and is open daily from 10 a.m. to 5 p.m. For more information, call 702-873-7287 or visit www.dunhillhomes.com.
