Ladera Terrace, the only new home collection available in Summerlin's Mesa village, is priced beginning at $94 per square foot.
The collection is located in the heart of Mesa village, within walking distance of its new 19-acre Mesa Park, which features open space lawn areas, two lighted tennis courts, three Little League baseball fields and a concession building.
"And Mesa Park is just one of dozens of wonderful amenities in the community," said Brent Simmons, sales agent. "That is in addition to convenient access to services, world class shopping and dining and popular gaming destinations like the Red Rock Resort."
According to Simmons, Ladera village has proven popular quickly because it offers Summerlin-style homes at a great price in an established neighborhood.
"At Ladera village, you are moving into an area that has already been developed," he said.
"There is no waiting for services as the community fills in. You have immediate and convenient access to all the services you need to keep your life running smoothly."
Three floor plans are offered at Ladera Terrace.
Shiraz measures 2,320 square feet and includes four bedrooms, 21/2 baths, a game room and formal dining room.
"This home has a standard gourmet kitchen island that overlooks the family room," Simmons said. "It is a very open plan. And like every home in Ladera Terrace, a second-floor mirador, or outdoor terrace, is included."
The collection's 2,523-square-foot Chardonnay plan includes three bedrooms, 21/2 baths, a loft and dual-level kitchen island.
"This home also includes two walk-in closets in the master bedroom, which our residents love," Simmons said. "The loft is also available to convert into a fourth bedroom and the master bedroom has an option for a corner fireplace."
In Ladera Terrace's 2,622-square-foot Cabernet plan, three bedrooms, 21/2 baths, a great room and den are offered. The home also includes two walk-in closets in the master bedroom as well as a master retreat. The loft is available to convert into a fourth bedroom.
"The first-floor den in this home offers a private area for work and study away from the main bedrooms in the home," Simmons said.
All homes in the collection feature the Mirador, kitchen islands, two-car garages and second-story laundry rooms.
"The second-floor laundry room is so much more convenient," Simmons said. "Our residents love this feature."
Other standard features at Ladera Terrace include granite kitchen countertops, cultured marble countertops in secondary baths, 6-panel interior doors, dramatic 9-foot ceilings and textured-finished garages. All Ladera Terrace homes are EnergyStar-rated and include low-e windows.
"The reaction to our sales center opening has been incredible," Simmons, said. "Summerlin is definitely one of the best-planned communities in Southern Nevada and there aren't very many options for new homes in this area.
"Ladera Terrace also has its own neighborhood pool, children's pool and play area," Simmons said.
"Well-designed homes, great pricing and even better amenities ... there has never been a better time to buy a new home in Summerlin."
Prices at Ladera Terrace range from $226,990 to $246,990.
