Homebuyers have the opportunity to buy in the Fairways Collection by Rhodes Ranch. Additional sites are available and a new home be completed in less than four months.
"All first-time homebuyers that close, or complete, their homes by Nov. 30 are eligible for a government program that provides them with $8,000 towards the price of the home," said DeAnna Forsyth, sales agent at Rhodes Ranch.
"There are some incredible values here at Rhodes Ranch for a brand-new home, but I encourage first-time buyers to get the process started now so your home is complete by Nov. 30."
The Fairways offers four floor plans ranging from 2,515 to 2,903 square feet. The residences include a great room, breakfast nook, den, loft and game room per plan.
The homes all have high ceilings with flexibility in each model for room variations. Other highlights include gourmet kitchen islands and oversized walk-in closets, which are offered per plan.
"One of the great things about building a new home is that you can choose the options that best suit your life," Forsyth said.
"Depending on your needs, you can have three, four or five bedrooms in lieu of a master retreat or loft in some plans."
Forsyth said that for those who think buying a new home is too expensive given the current housing options, most guests visiting the Rhodes Ranch sales center are pleasantly surprised.
"At The Fairways, we are building beautiful new homes for less than $100 per square foot," she said.
"And other collections in the master plan may start even lower. You get a brand-new home at a comparable price to a resale, but have access to amenities not offered anywhere else in southwestern Las Vegas."
Adding to the incentives is builder Rhodes Homes' offer to pay up to 3 percent of each home's sale price at Rhodes Ranch and apply it towards closing costs.
"This is a savings of thousands of dollars," Forsyth said. "It makes buying your new home at Rhodes Ranch one of the easiest decisions you can make."
Among the amenities offered to Rhodes Ranch residents is a 24-hour guard-gated entrance, walking trails, 35,000-square-foot recreation center, water park and award-winning golf course. The golf course is open to the public with special rates for residents.
Standard features at The Fairways include 6-inch baseboards and 2-inch casings around doors, giving the homes a more modern look. Other standard features include oak cabinetry, finished garages, ceiling fan prewiring in all bedrooms and common rooms, rear-yard barbecue stubs, low-e windows and programmable thermostats.
Among the highlights of Rhodes Ranch amenities is the Fun Zone Water Park. Fun Zone is currently open and includes a 13,000-square-foot lagoon pool with wading areas. There is also a 10,000-square-foot water park with three speed slides, five kid slides, rope bridges, multiple squirt gun stations and a 1,000-gallon bucket that fills and tips over every five minutes.
The Fun Zone also includes a 25-meter lap pool, two eight-person spas, a 12-person group spa, four large covered cabanas, one exterior lighted basketball court, two sand volleyball courts, four lighted tennis courts and a children's playground with activity structures.
"And this is in addition to the many activities offered at the R-Club Recreation Center," Forsyth said.
At The R-Club, Rhodes Ranch residents can socialize, study, work and meet in a central location. The R-Club offers daily card games and fitness classes and residents older than 16 can get together in the billiards room with six tables and options for ping pong.
The R-Club also includes an indoor workout facility with weights and cardiovascular equipment, full-length basketball court and two racquetball/handball courts.
Residents can participate in a variety of group classes including Pilates, yoga, kickboxing, total body conditioning and circuit training in its group exercise room.
The Rhodes Ranch Golf Club was designed by architect Ted Robinson. The par-72 course was named a Best Value by Vegas Golfer magazine.
