Stephanie Village includes retail space

The primary theme of Stephanie Village at Green Valley, according to Chief Executive Officer Dan Shaw of RMI Development, is to foster "an all-inclusive lifestyle."

The 221/2-acre development will include condominium and townhome residences and retail and restaurant space.

"It's an environment where you can walk to restaurants and shopping," Shaw said, "where you can experience recreational opportunities, as well as work and creative opportunities."

The development will also bring entertainment. In addition to four swimming pools, a 2,200-square-foot fitness area, shaded courtyard areas and a clubhouse with business center, Stephanie Village will feature a community amphitheater. Select retail and restaurant space will look onto this outdoor events area, creating an open-air festival atmosphere that will mirror the living experiences of New York's Village and San Francisco's trendy market districts.

"Like the community itself," Shaw said, "the amphitheater will be right in the middle of it all, featuring events of the caliber and range we have come to expect in Las Vegas."

Located in the southeastern portion of the valley in proximity to The District, Green Valley Ranch and the Galleria at Sunset mall, Stephanie Village will retain a full-time homeowner's association manager that will coordinate events, according to Shaw.

"We know the value of living within Stephanie Village, the surrounding community will experience that value as well," he said.

When complete, the community will include 15,000 square feet of office space, two major restaurants and 58,000 square feet of retail to include coffee and gourmet deli shops, art gallery and interior design and garden shops.

Developed by RMI Development with full construction financing provided by M&I Bank, an affiliate of Marshall & Ilsey Corporation, construction of the first residential building at Stephanie Village has begun. The development's clubhouse is also under construction, with completion scheduled for this fall. The clubhouse will include the development's pre-sold office space, library, business center and conference room areas.

Priced from the low $300,000s, floor plans have up to three bedrooms, three baths and a loft. Each residence includes European-style maple cabinetry and granite slab countertops throughout. low-emittance windows contribute to energy efficiency. A structured wiring package maximizes connectivity and prewiring for satellite, cable and high-speed Internet is standard. A complete stainless steel Whirlpool appliance package is included, in addition to an advanced security entry system.

The sales center at 64 N.
