Looking for a new home in Summerlin? Choices are plentiful with more than 50 floor plans by 10 builders in five villages. Single-family detached, town houses, condos and custom homes are all being built .
Summerlin Centre village, in the heart of Summerlin, is designed as a pedestrian-friendly downtown urban core with retail, dining and event facilities. It is home to the West Park Villas and Villa Trieste neighborhoods.
West Park Villas by William Lyon Homes start in the high $100,000s and are available in four two-story and three-story floor plans. The town houses range from 1,556 to 2,048 square feet and offer a third-floor mezzanine, tech center, loft or study option.
Villa Trieste by Pulte Homes is the state’s first certified green community. Four floor plans ranging from 1,487 to 1,960 square feet come standard with solar panel roof tiles and are 100 percent Energy Star certified. The homes come with a three-year heating and cooling energy usage guarantee and are priced from the high $200,000s.
Summerlin’s southernmost village is The Mesa, home to Bishop Gorman High School. Homes in The Mesa feature special architectural designs including flat tile roofs with broad overhangs and stone facade accents. Many homes feature courtyards, front porches and Italian-style loggias.
Five builders are developing in the new Amado neighborhood.
Pulte Homes offers three two-story floor plans in its Terraza Amado development and is almost sold out. Homes are selling in the low $300,000s and range from 2,100 to 2,575 square feet. These floor plans come standard with 9-foot ceilings on both floors.
Amado Pointe by Ryland Homes offers four floor plans with its signature rooftop deck. These split-level homes range from 2,175 to 2,389 square feet and start in the high $200,000s.
Woodside Homes’ Cresta del Sol is nestled near the base of the Spring Mountains and offers three two-story floor plans ranging from 2,236 to 2,518 square feet. They are priced from the low $300,000s.
Amado Crest by Richmond American Homes has five floor plans ranging from 1,850 to 3,050 square feet, available in single- and two-story designs. Prices range from $341,950 to $411,950. These energy-efficient homes have three to six bedrooms and offer upgrades such as three covered patios, an outdoor fireplace and backyard landscaping.
The Summit at Amado by KB Home offers three floor plans from 1,852 to 2,256 square feet with 9-foot first-floor ceilings, three to five bedrooms and a master bedroom balcony. Homes priced in the high $200,000s.
The Paseos village, Summerlin’s westernmost village, has Red Rock Canyon National Conservation Area as its backyard to the west and views of the Las Vegas Valley to the east. Five single-family neighborhoods are being developed.
Woodside Homes is developing Andorra with two distinct styles: Castille at Andorra and Seville at Andorra. Prices start in the mid-$300,000s and offer upgrades such as gourmet kitchens and a loft, den or extra bedroom option. Castille at Andorra features three floor plans ranging from 2,236 to 2,518 square feet and Seville at Andorra offers four floor plans, including one ranch-style home, all ranging from 2,013 to 3,147 square feet.
Also in The Paseos is Lennar’s Catalina neighborhood, with single- and two-story homes ranging from 2,050 to 3,285 square feet. Just south of Catalina, is Lennar’s two-story Esperanza neighborhood with homes starting at 3,242 square feet. Interest lists are being created for both neighborhoods.
Santaluz, Toll Brothers’ single-story, gated neighborhood adjacent to The Paseos Park, offers three designs measuring 2,495, 2,684 and 2,873 square feet with Spanish colonial, Mediterranean or Mission architecture styles. Prices range from $479,995 to $529,995.
In the Canyons village are the Mira Villa condominiums, where there are four floor plans to choose from, including penthouse suites with golf course views. The single-level condos are available in two- or three-bedroom designs measuring 2,479, 2,990 and 3,147 square feet, priced from $405,000 to $605,000. The four-bedroom penthouse floor plans measure 5,288 square feet and start at $1 .05 million.
In The Ridges Boulder Ridge by Christopher Homes offers single-family homes ranging from 4,000 to 6,000 square feet. Custom-home sites on one-quarter to one-half acre lots are available and this gated community has access to nearby Jack Nicklaus’ Bear’s Best Golf Course. Prices start at slightly less than $2 million.
Each village offers amenities such as nearby parks, resident-only pools and trails that connect the entire community.
