The age-qualified Sun City Aliante community in North Las Vegas has reached its final phase of sales with only about 50 homes remaining in the complex of 2,028 residences, Del Webb sales agent Hadley Goddard said.
"Sun City Aliante has been a phenomenal success since the day we first opened for sales," Goddard said. "It has maintained a wonderful reputation, built on the tremendous level of positive feedback we've received from our buyers and we're especially proud to note that a significant number of our home sales have come through referrals from people already living in this community."
Sun City Aliante made its debut in 2003 and has sold several hundred homes per year, Goddard said.
"We knew Sun City Aliante was going to be a winner for Del Webb and Aliante, and by all accounts it has exceeded everyone's expectations," she said. Homes at Sun City Aliante are constructed with Environments for Living building technology. They include blown-in cellulose insulation, conditioned attic spaces, 15 SEER air-conditioning units and dual-pane, vinyl-framed low-emittance windows, homeowners benefit from decreased internal and external contaminants; increased indoor air quality; decreased heating and cooling usage; and increased comfort, durability and tightness.
Along with Sun City Aliante, the Aliante master-planned community offers four other single-family neighborhoods.
Fields, by Astoria Homes, features a selection of two-story homes that range from about 2,228 to 3,374 square feet and are priced from the low $300,000s.
Prominence, by Astoria Homes, is a gated neighborhood of two-story homes ranging from 2,830 to 4,449 square feet, priced from the upper $300,000s.
Springdale, by Pardee Homes, is a gated neighborhood of one- and two-story homes ranging from 1,990 to 3,314 square feet, priced from the low $300,000s.
Autumn Ridge, by Pardee Homes, is a gated neighborhood offering a selection of one- and two-story homes ranging from 2,695 to 4,025 square feet and priced from the mid-$400,000s.
Aliante is a development of North Valley Enterprises LLC, an affiliate of American Nevada Co. and Pulte Homes. Encompassing more than 1,900 acres, the community is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. Interstate 215, the Las Vegas Beltway, intersects Aliante, providing access to Interstate 15 and U.S. Highway 95.
About 428 acres in Aliante are designated for recreational and public purposes, including the Aliante Golf Club, 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, an arroyo, linear parks and more than 24 miles of lighted concrete trails.
Plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District. The community's first school, the Theron H. and Naomi D. Goynes Elementary School, opened in 2005.
A new fire station opened in 2004 and the Aliante Library, located adjacent to the Nature Discovery Park, opened in 2006.
About 100 acres in Aliante are allocated for commercial development. Residents currently have access to shopping and dining, and the Aliante Corporate Center office park is already open.
Ground was broken early last year for the Aliante Station hotel and casino at the northeast corner of I-215 and Aliante Parkway.
