Tuscan Cliffs offers customized designs in Southern Highlands residences

With interest rates near an all-time low and a wide selection of homes available, now is the best time to buy a new residence at Tuscan Cliffs, sales associate Michael Goeth said.

Located in the hills of Southern Highlands, Tuscan Cliffs offers Tuscan-themed semi-custom homes in floor plans ranging up to 6,000 square feet.

"Now is definitely the best time of the year to buy a new home," Goeth said. "From a purely financial perspective, our current low interest rates combined with an expected surge in the cost of building materials later this year makes now the ideal time to purchase that new home you have been considering."

At Tuscan Cliffs sales have been brisk since opening last year and the builder, Pacific Southwest Development, is planning a new development within its gated Cliffs community, called The Bluffs, Goeth said.

"We have just six home sites with sweeping views of the city and select home sites with golf course and mountain views remaining before moving to the new models," Goeth said.

Model homes for The Bluffs are under construction, he said.

"This is the perfect time to visit Tuscan Cliffs because prospective homeowners have their choice of building a new semi-custom home or choosing from an intimate selection of homes currently under construction," he said. "Whether you're ready to move in next month or next year, we can accommodate your personal time schedule."

With several new resorts nearing completion on the Las Vegas Strip, Goeth said he believes the new home market will begin an overall upswing in the next six months, making early 2008 the best time of the year to consider a new home purchase. "And for those seeking a luxury home experience, we hope you'll consider our selection of New Millennium Custom Homes at Tuscan Cliffs," he said.

Tuscan Cliffs' signature New Millennium Custom Home concept allows home buyers to customize both the structural and interior designs of their homes without the traditional delays associated with custom-home building, Goeth said.

"Residents have the ability to design a home that is perfectly suited to their lifestyle without the hassle and headaches they would normally experience when building a custom home," he said. "At Tuscan Cliffs we take the guesswork out of that to deliver beautiful custom-quality homes in half the time with the same beautiful finishes you would expect in a custom home.

"Tuscan Cliffs has all the advantages of custom-home building without the inconveniences and difficulty," Goeth said. "Our Villa de Giovanni model alone has 20 different floor plan configurations ranging in size from 4,328 to more than 6,000 square feet. All of that can be customized before we even begin selecting from the 5,000 options for fixtures and finishings through our Design Studio."

Tuscan Cliffs features Tuscan-style homes available in more than 50 distinct configurations. Four floor plans range from 4,328 to 5,441 square feet. Various design options can bring the homes to 6,000 square feet. Each of the available floor plans emphasizes indoor-outdoor combinations with an emphasis on opening living rooms, dining rooms and kitchens to the courtyard and patio areas.

Inside, the homes provide nearly limitless choices for flooring, countertops, cabinets, plumbing fixtures, appliances, stair railings and other items that come in a variety of materials, colors, finishes and styles.

New residents receive a one-year social membership to the Southern Highlands Golf Club, upon application approval, Goeth said. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

A total of 155 luxury estate homes are planned, each on a home site measuring at least one-quarter acre. Premium lots, including some measuring a half-acre and others built into the hillsides with city views, are also available.

Standard amenities include paverstone driveways, sand-finished stucco exteriors, stainless-steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures. In addition, each residence qualifies as an Energy Star home, saving owners on heating and cooling expenses while providing a quieter, more environmentally friendly home.

Base prices range from $1,105,990 to $1,265,990.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs. Office hours are 10 a.m. to 5 p.m. daily, except Monday when it opens at 1 p.m.
