Two Mira Villa units remain

Since the beginning of 2013 Mira Villa, a luxury condominium community in Summerlin, has sold 91 units for a total of $48 million. After the most recent sale, a penthouse unit that closed a few weeks ago, there are only two units remaining, said Tera Anderson, director of sales.

“When I consider that pace at which the first 111 units at Mira Villa sold, it far exceeds what I would have predicted two years ago given the market,” she said. “A lot of variables fell into place perfectly, but to summarize I would simply say that Mira Villa was a near-perfect product for our market. We continue to see overwhelming interest in the community and with an open house this weekend we could potentially complete sales. That’s how serious buyers have been about wanting to live here.”

The open house from 10 a.m. to 2 p.m. Sunday at 9151 Canyon Run Drive is open to the public.

Overall sales at Mira Villa have quickly outpaced the Las Vegas luxury market, said Anderson, the development’s listing broker. The first 111 units combined for nearly $60 million in sales, she said.

“I understood potential buyers’ trepidation in the past,” she said, “but those slow to realize that Mira Villa offers tremendous value and superstability, in addition to a highly desirable lifestyle, will simply miss the boat — just look at the facts.”

Anderson said the community has no foreclosures or short sales, which equates to consistent comps and predictable pricing.

More than 75 percent of the condominiums are owner-occupied which creates a stable homeowners association and a thriving community. In addition, the community has a Fannie Mae stamp of approval, meaning all major lenders can finance Mira Villa condominiums, she said.

The gated, luxury condominium community is a 15-minute drive from the Strip and is in the heart of Summerlin, which has championship golf courses, parks and trail system, excellent schools and access to Summerlin Parkway and Interstate 15.

Mira Villa overlooks both TPC Las Vegas and Angel Park golf courses in Canyons Village. It is near shopping, Summerlin Hospital Medical Center, the Academy of Nevada Ballet Theatre, Red Rock Canyon National Conservation Area and casinos.

The community is composed of 21 midrise buildings constructed of concrete and steel with emphasis on sound abatement and state-of-the-art fire-protection.
