Warmington Homes lowers housing costs

When low monthly payments are equal to or even less than rent, why put off home ownership?

That is the question Warmington Homes Nevada is asking all prospective first-time buyers.

With home prices around 2002-2003 levels, low interest rates and monthly payment options hovering around $1,200, many who have been waiting for the right time to buy, may be running out of excuses, said Amy Thill, vice president of sales and marketing for Warmington Homes Nevada.

"There has been much talk about lower new home prices and today's 'buyer's market,' " Thill said. "Less discussed is how meaningful this is for buyers who are sensitive to their monthly payment amount. With the current low interest rates and attractive home prices, the cost of home ownership on a monthly basis has come down substantially and is providing new incentive to buy now -- especially if you already are paying as much or more to rent."

Not only do homeowners reap tax benefits that renters do not, but today's qualified first-time buyers also can take advantage of very low interest rates and a generous federal tax credit, according to Thill.

Homes are priced starting from $149,990 at five new Warmington neighborhoods in the greater Las Vegas Valley. Several homes are ready for occupancy, according to Thill.

She said home buyers can negotiate monthly payments, including principle, interest, taxes, insurance and homeowners association dues, for as little as about $1,200 to $1,500 per month.

Located throughout the southwest, south and northwest, new Warmington neighborhoods include Esplanade, Brighton Village, Emerson at Providence, Mandolin at Mountain's Edge and York Village.

The available selection of move-in ready homes includes many customized interior design selections and front-yard landscaping with all single-family residences, Thill said.

They also include Whirlpool appliance package, a 10-year RWC Home Warranty and homes that are Energy Star certified, promoting resource efficiency and reduced utility costs, Thill said.
