Watermarke sits in master plan


With monthly payments as low as $713 for qualified buyers of specific condominiums, home buyers at Watermarke at Mountain's Edge may discover that monthly mortgage payments at the southwestern valley development are less than rent, according to John Tuvell, sales manager for Meritage Homes.

"Home buyers have been impressed by the fact that our brand-new condominiums at Watermarke are priced from the $160,000s and payments for qualified buyers are as low as $713 per month, which I have found to be less than the rent of a home in some other new neighborhoods," he said. "Our residents have also been impressed by the design of Watermarke. Meritage Homes built Watermarke from the ground up, designing livable floor plans with practical conveniences. Each of our condos comes with the convenience of a two-car garage with direct access to the home."

The units are situated within three-, four- and six-unit buildings. Paverstone driveways, desert landscaping and traditional exteriors, some with stone facing, accent each elevation.

"In addition to living in a brand-new home, residents can enjoy a low-maintenance lifestyle as they do not have to worry about the landscaping of the common areas because that is handled by the community association," Tuvell said. "In addition to living in a gated neighborhood, residents can enjoy resort-style amenities located in and around our private clubhouse."

The facility features meeting rooms and an exercise room, as well as an adjoining resort-style pool, spa and sun deck. There are also parks, trails and retail projects in the 3,500-acre Mountain's Edge master-planned community.

Four floor plans measuring 1,085 to 1,549 square feet are featured at Watermarke, and immediate move-ins are available, he said.

The Citrine floor plan is a 1,085-square-foot design with two bedrooms and 21/2 baths. The 1,309-square-foot Insignia design includes two master suites and 21/2 baths. The Neiman and the Classique models each offer three bedrooms and 21/2 baths, measuring 1,532 and 1,549 square feet, respectively.

Customized flooring and upgraded entertainment and security features are available through the builder's design center, Tuvell said.

Meritage is also constructing single-family detached homes within Mountain's Edge.

The builder's Yellowstone community offers single- and two-story houses measuring from 1,267 to more than 3,000 square feet and priced from the low $200,000s. Residents have access to a clubhouse with a fitness center, spa, pools, meeting room and playground.

The gated Summer Trail neighborhood features two-story homes ranging from 2,319 to 3,028 square feet and offering three to six bedrooms and 21/2 to four baths. Summer Trail is priced from the low $300,000s.

To visit Watermarke from the Las Vegas Strip, take Interstate 15 south to Blue Diamond Road. Travel west on Blue Diamond to Durango Drive and go south, following the signs.

To visit Summer Trail and Yellowstone from the Las Vegas Strip, take Interstate 15 south to Blue Diamond Road. Travel west on Blue Diamond to Buffalo Drive and travel south, following the signs.

Meritage is also constructing four neighborhoods within Northern Terrace at Providence in the northwestern valley, and four additional neighborhoods at Inspirada in Henderson. Its Geyser Peak neighborhood in North Las Vegas is in its final stages of development.
