New hotel opening next week near I-15 in North Las Vegas

The 94-room SpringHill Suites by Marriott is scheduled to open June 22 at 2910 E. Craig Road, near Interstate 15 in North Las Vegas.

The $12 million hotel was developed by Dan Coletti of Sun West Commercial in partnership with Mark Craven, who put together financing through Womaruka Investments.

They also built the 104-room Hampton Inn that opened in 2008 to the west of SpringHill Suites. The Hampton Inn has been running about 90 percent occupancy with a gradual increase in average daily room rates.

SpringHill Suites was in the works since 2005, but Coletti said his investment partners decided to delay construction when the market started to sag in 2007. They felt it was time to move forward.

"One of our member investors didn't want it to sit still," Coletti said during a tour of the project in early May. "We had the entitlements, the permits are in place, the franchise agreement. We wanted to wait until the first hotel makes it into the market."

Las Vegas Motor Speedway and Nellis Air Force are expected to generate much of the room revenue at SpringHill Suites, Coletti said. He wanted to have the hotel open for the Electric Daisy Carnival, which drew more than 300,000 young adults to the speedway over a three-day period this month.

Marriott also has SpringHill Suites near the Las Vegas Convention Center and in Henderson.
