Realtor team partners with builders

Purchasing a home on contingency is a growing niche market filled with current homeowners who would like to buy a new home but must sell their current one first. The Nevada Builder Trade In Program provides a streamlined, strategic process for successfully doing both at the same time — a process that has yielded hundreds of contingency sales at Las Vegas Valley new-home neighborhoods since 2014.

An important part of the Nevada Builder Trade In Program, which is operated in Southern Nevada by Robin and Robert Smith of the Smith Team at Keller Williams Las Vegas, is its builder partners. Among the program’s first partners: Pulte Homes.

“A few years ago, we at Pulte Homes realized that we had a lot of home shoppers wanting to buy a home on contingency, and we wanted a program to work specifically with contingency buyers. This is when we decided to work with Robin Smith and the Nevada Builder Trade In Program, and she has produced with a really quick turnaround and has successfully sold homes for our buyers ever since,” said Cristal Spinuzzi, the general sales manager of Pulte Homes’ Las Vegas Division.

“The program opens up more possibilities for us and for potential buyers who have to sell their current home first before purchasing a new one.”

The success can be attributed to the program’s strategic approach that aligns with Keller Williams International’s contingency program and to the Smith Team’s personalized, concierge-style service.

Through the program, the Smith Team offers interested homeowners at no cost:

■ A comparative market analysis as to how much their current residence may sell for.

■ Advice on how to prepare the home for sale and home improvements to potentially increase the sale price.

■ Guidance to help assess their ability to purchase the new home if their current home sells at the projected market value.

If a homeowner decides to sell their current residence and purchase a brand-new home through the program, the Smith Team will list, market and sell the client’s current home at a reduced commission while offering the buyers’ agent the standard 3 percent commission.

Additionally, the Smith Team will help arrange for moving services or help locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.

According to Robin Smith, homes typically sell within 30 to 60 days through the program. Nevada Builder Trade In has helped buyers at the onset of their home buying-selling quest as well as those who experience hiccups when trying to sell their home on their own.

“Robin and the Smith Team have been a big part of Pulte gaining the sale because of her understanding the process of purchasing with a builder. She and her team have also helped us save a few homeowners from canceling (their new-home purchase) by assisting them in selling their homes to qualify for purchase,” Spinuzzi said.

The Nevada Builder Trade In Program is available to buyers at all of Pulte Homes’ Las Vegas Valley neighborhoods as well as at its Sun City Mesquite by Del Webb. Other builder partners include Beazer Homes, CalAtlantic Homes, Century Communities and Woodside Homes.
