With more than 6,000 families moved into their homes and numerous amenities in place at the Aliante master-planned community in North Las Vegas, the new year began with builders selling the remaining homes in a range of styles at several neighborhoods.
Dan Naef, senior vice president of North Valley Enterprises LLC, the developer of Aliante, said the time to buy is now for those seeking a wide array of home designs in a master-planned community that has established itself as successful.
“Aliante has blossomed into one of the finest master-planned communities in the United States, with a championship golf course, beautiful parks and trails, retail shopping and dining opportunities, a school, library and many more conveniences that residents enjoy having close to home,” Naef said. “The caliber of the homes and neighborhoods already completed in Aliante is outstanding, and the neighborhoods currently open for sales offer a range of home styles that can accommodate the needs of people of all generations.
“Additionally,” Naef said, “home builders currently active in Aliante are offering outstanding values, considering the size and quality of the homes and the unsurpassed master-planned location.
Three home builders — Astoria, Del Webb and Pardee — are offering a variety of distinctive home designs within five new neighborhoods at Aliante, but the builders are winding down their sales in the community, Naef said.
“Like all good things, however, the opportunity to buy a brand-new home here will soon be coming to an end,” Naef added. “For that reason, we’re encouraging prospective home buyers of all ages and in all household sizes to come out to Aliante, stop by the Aliante Information Gallery, and discover how much this community has to offer. Even if you have been to Aliante in the past, you should visit again and see how beautifully this community has developed. There is simply nothing else like it in Southern Nevada.”
Naef cited a few more advantages for home buyers who purchase in Aliante during its final phase.
“Today, Aliante offers home buyers the luxury of being able to buy a brand-new home, protected by warranty, in an established living environment,” he said. “They also have the unique advantage of being able to immediately see the integrity of the overall community, as well as the quality of the neighborhoods and amenities in the area surrounding their own new homes.
“And since Aliante is now substantially completed, today’s buyers will not have to deal with the high level of construction activity that is normally associated with living in a community during the early phases of development. It’s a win-win situation for home buyers, in terms of both value and convenience,” Naef said.
Astoria Homes and Pardee Homes each offers residences in two Aliante neighborhoods.
The Fields, by Astoria Homes, features a selection of two-story homes that range from about 2,228 to 3,374 square feet and are priced from the low $300,000s. Prominence, by Astoria, is a gated neighborhood of two-story homes ranging from about 2,830 to 4,449 square feet and priced from the upper $300,000s.
Springdale, by Pardee Homes, is a gated neighborhood of one- and two-story homes ranging from about 1,990 to 3,314 square feet and priced from the low $300,000s. Autumn Ridge, by Pardee, is a gated neighborhood that offers a selection of one- and two-story homes ranging from about 2,695 to 4,025 square feet and priced from the mid-$400,000s.
Sun City Aliante, by Del Webb, is an age-qualified community offering single-story homes that range from about 1,155 to 2,105 square feet and priced from the mid-$200,000s.
North Valley Enterprises LLC is an affiliate of American Nevada Co. and Pulte Homes. Encompassing more than 1,900 acres, Aliante will have as many as 7,500 homes with a projected population of about 20,000 when complete.
Aliante is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. Interstate 215, the Las Vegas Beltway, intersects Aliante.
About 428 acres in Aliante are designated for recreational and public purposes including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, more than 24 miles of lighted concrete trails, an arroyo and linear parks.
Proposed plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District. The community’s first school, the Theron H. and Naomi D. Goynes Elementary School, opened in 2005. A new fire station opened in 2004 and the Aliante Library, located adjacent to the Nature Discovery Park, opened in 2006.
About 100 acres in Aliante are allocated for commercial development. Residents currently have access to shopping, dining and professional services at the community’s various retail centers and the Aliante Corporate Center office park. Ground was broken during the first quarter of 2007 for the Aliante Station hotel and casino. Scheduled to open in late 2008, the resort will be located on a 40-acre parcel at the northeast corner of I-215 and Aliante Parkway.
