American West will make up the difference to its home buyers if the price of their home drops within three years.
The guarantee is called the Price Promise.
“At American West, we want our home buyers to feel secure buying our homes. So we created the Price Promise to protect their most important investment. In the unlikely event that the base price of a home is lowered within three years of its purchase, a check will be cut to the home buyer for the difference,” said American West President Larry Canarelli. “We’re pairing our unparalleled quality craftsmanship with a promise to our home buyers that is equally unmatched in this region. It’s more proof of our commitment to our home buyers and the Las Vegas community.”
For first-time home buyers Chris and Tammy Bryant, the Price Promise made their decision to purchase an easy one.
“It’s great peace of mind,” Chris Byrant said.
The Bryants discovered American West and the Price Promise when their friends insisted they see the three-story Sophia floor plan at American West’s Silverado Springs in the Silverado Ranch neighborhood.
“It’s perfect,” Chris Bryant said. “Right now we’re renting a four-bedroom home in a nice neighborhood. But after doing the research, we found American West’s price per square foot is the best value in town. And Silverado Ranch is a great neighborhood.” According to the Bryants, the difference between their current rent and future mortgage payments will be within $100.
The couple will be moving into the four-bedroom, 3,790-square-foot home with their 11-year-old son and Tammy’s 65-year-old mother, who will have the first level of the home all to herself.
In addition to the first-level master suite, the Bryants opted for a master suite in lieu of a game room on the third floor, bringing the total number of bedrooms to five. The Sophia floor plan’s second level features a family room, guest bath, formal living and dining rooms and kitchen with breakfast nook and butler’s pantry. There also is a covered balcony located off the family room and nook.
The neighborhood features three two-story floor plans and two three-story plans including the 3,727-square-foot Ryan with an included elevator. The homes range from 2,363 to 3,790 square feet and include three to five bedrooms, 21/2 to 31/2 baths and two-car garages. They offer great rooms, dens, game rooms, libraries and options for double master suites, depending on floor plan.
Prices start at $374,500. Granite-tiled kitchen counter tops, Whirlpool appliances, front-yard landscaping, pendant lighting over kitchen islands, 13-SEER air-conditioning units, vinyl dual-paned low-e windows, Moen faucets and cultured-marble vanity tops are among the included features provided by the builder in all Silverado Springs homes. To visit, take Interstate 215, the Las Vegas Beltway, to the Eastern Avenue exit. Go south on Eastern. Turn right on Silverado Ranch Boulevard, left on Maryland Parkway. The entrance to the models is off Maryland Parkway between Levi and St. Rose Parkway. The sales office is open daily from 10 a.m. to 6 p.m.
