Del Webb enters final closeout at Sun City Aliante

One of the most popular neighborhoods at Aliante, a North Las Vegas master-planned community, is Sun City Aliante, an age-qualified community being built by Del Webb, according to sales agent Michele Zira.

Since opening in 2003, Sun City Aliante has experienced several hundred home sales per year, placing it among the fastest-selling developments in all of Southern Nevada, Zira said.

Sales have continued to be brisk at Sun City Aliante, which has now reached its final phase, she said.

At press time, Zira said 15 homes were available in the 2,028-home Sun City community. She said that during the final phase of sales, Del Webb is offering closeout pricing and specials designed to save buyers thousands of dollars.

“The tremendous values we are offering right now apply to all of our available homes, including two that are located on golf-course home sites,” Zira said. “As an added benefit, we have homes that can be ready for move-in within as little as 30 days.

“Without a doubt, this is the final opportunity for anyone seeking the beauty, luxury and desirable lifestyle found at Sun City Aliante,” she said. “This has been one of Del Webb’s most successful communities to date and we expect our last available homes to sell within a very short time frame.”

Sun City Aliante offers a selection of single-story homes that range from 1,155 to 1,716 square feet, priced from the mid-$200,000s.

Amenities exclusively for the use of residents and their guests include a clubhouse with conference rooms, indoor swimming pool, game and hobby areas, billiard tables, fitness center, computer lab, tennis courts and bocce courts. Each of the homes comes with professionally designed and installed front and rear yard landscaping.

Along with Sun City Aliante, the Aliante master-planned community offers four additional single-family neighborhoods designed for families of all sizes and ages.

The Fields at Aliante, by Astoria Homes, offers four- and five-bedroom designs that range from 2,228 to 3,374 square feet. The homes feature 21/2 to three baths, two- to three-car garages, lofts, bonus rooms and owner retreats. Prices start in the low $300,000s.

Prominence at Aliante, by Astoria Homes, is a private gated neighborhood of two-story homes ranging from 2,830 to 4,449 square feet and priced from the low $400,000s. The majority of the homes feature family rooms, three-car garages, bonus rooms, courtyards, flex space and an owners’ retreat.

Springdale, by Pardee Homes, is a gated neighborhood of one- and two-story homes ranging from 2,754 to 3,289 square feet and priced from the high $300,000s.

Autumn Ridge, by Pardee Homes, is a gated neighborhood that offers a selection of one- and two-story homes ranging from 2,695 to 4,245 square feet and priced from the $400,000s.

Aliante is a development of North Valley Enterprises LLC, an affiliate of American Nevada Co. and Pulte Homes. Encompassing more than 1,900 acres, the community is bordered roughly by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. Interstate 215, the Las Vegas Beltway, intersects Aliante, providing access to I-15 and U.S. Highway 95.

About 428 acres in Aliante are designated for recreational and public purposes including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, a natural arroyo and more than 24 miles of lighted concrete trails and linear parks.

Proposed plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District. The community’s first school, the Theron H. and Naomi D. Goynes Elementary School, opened in August 2005.

A new fire station opened in April 2004 and the Aliante Library, located adjacent to the Nature Discovery Park, opened in May 2006.

About 100 acres in Aliante are allocated for commercial development. Residents have access to shopping, dining and professional services at the community’s various retail centers and the Aliante Corporate Center office park.

Ground was broken in early 2007 for construction of the Aliante Station hotel and casino, which is scheduled to open later this year. The Station Casinos-owned hotel will be located on a 40-acre parcel at the northeast corner of I-215 and Aliante Parkway.
