Area amenities, home value and floor plan versatility are the mix of selling features at American West’s Highlands Ranch in the southwestern portion of the Las Vegas Valley, according to Shawn Grundy, general sales manager for the home builder.

The builder’s four neighborhoods — Windsor, Fairmont, Castlebay and Kensington — include two- and three-story layouts, ranging from 1,486 to 4,039 square feet.

The community is in proximity to shopping, schools and recreation.
Features standard to the 20 floor plans include granite countertops, two to three-car garage and paving stones.
Windsor offers five two- to three-story floor plans, ranging from 2,222 to 3,727 square feet with up to five bedrooms and 2 1/2 baths, priced from $419,500.
The neighborhood’s new three-story floor plan, The Tyler, which Grundy called “phenomenal,” comes with an included elevator.
The floor plan includes five bedrooms, 3 1/2 baths, a mud room, storage or play room and an extended two-car garage, which can accommodate a hobby or work area. The Tyler is priced at $478,500.
The Fairmont neighborhood offers six home plans. Priced from $321,500, layouts measure 1,486 to 2,544 square feet with as many as four bedrooms and 3 1/2 baths.
The floor plans are of two-story design, with the exception of The Tyler, which is a three-story design.
Buyers can opt for a dining island, study or extended game room, based on floor plan.
Castlebay plans range from 1,612 to 1,946 square feet. The five two-story layouts include as many as four bedrooms and 2 1/2 baths.
Priced from $337,950, some floor plans include a formal dining room, game room or optional study.
American West’s Kensington’s offers two-story floor plans from 3,435 to 4,039 square feet with up to six bedrooms and four baths. Four home designs are available. Three-car garages are standard.
Home buyers can choose from home designs with a great-room layout, library, study or game room. Options allow for a second master suite, den, study and extended game room, based on floor plan.
Homes are priced from $536,950.
Model homes are open from 10 a.m. to 6 p.m. daily.
