As the weather warms, the sales staff of Tuscan Cliffs has seen a renewed interest in the neighborhood’s outdoor lifestyle features, including patios with summer kitchens, resort-style swimming pools and fireplace-centered outdoor lounges, according to Mike Goeth, a sales agent at the guard-gated neighborhood within the Southern Highlands community.
“One of the signature features of these floor plans is the way they extend the living areas of the home to the outside,” Goeth said.
Four model homes measure more than 5,000 square feet with rooms dedicated to entertainment and relaxation on a grand scale, according to Goeth. The agent said it is often the outdoor spaces that seem to captivate visitors the most.
According to Goeth, it is the Villa de Giovanni that often leaves a lasting impression on visitors. The backyard features several gathering areas, including a full kitchen, two fireplaces, a firepit, swimming pool and spa.
One fireplace, adjacent to the model’s patio serves a covered sitting area with tile flooring, audio system and lighting. An additional fireplace is similar, but more removed from the house.
“It is essentially an outdoor living room and has nearly all the same possibilities as a traditional one,” Goeth said. “And by adding radiant heaters, the space can be used well into the winter months.”
The rear yard includes an ornate swimming pool and spa, featuring a nearly 10-foot decorative water feature that empties into the pool. Each home in the neighborhood may be delivered with a custom-designed swimming pool.
“The water falls from between the patio and pool, which lends an aesthetic quality to the view from the sitting area,” he said. “With the lush landscaping that includes Canary palm trees and the multiple fire features, the backyard has a dramatic, resort-like appearance.”
The fire pit contrasts with the fireplaces. Situated beyond the pool in an open area of the yard, it is more open-air and provides a very different backyard experience where residents may congregate with guests to enjoy the warmth and beauty provided by the flames.
A series of disappearing glass doors along the patio connects the exterior areas with the interior of the home.
“Residents and their guests may be indoors and still be a part of what’s going on outdoors, because the disappearing glass doors effectively allow them to remove an entire wall of the home at will,” Goeth said.
Developed by Pacific Southwest Development, Tuscan Cliffs features customizable homes with Tuscan styling. The neighborhood is adjacent to the Southern Highlands Golf Club and the foothills of the southwestern Las Vegas Valley.
A total of 155 luxury estate homes are planned, each on a home site measuring as much as least one-quarter acre. Premium lots, including some measuring half an acre and others built into the hillsides, are also available.
Four two-story models are open for tours at the neighborhood.
In their base configurations, the floor plans range from 4,328 to 5,441 square feet. Various design options can bring the homes to 6,000 square feet.
Each of the homes is designed for a high level of customization, allowing residents to add a range of spaces and features.
Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless steel appliances, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows, Kohler plumbing fixtures and structured wiring systems.
A variety of luxury options are available, including structured wiring systems and media networks and swimming pools.
In addition, each residence qualifies as an Energy Star home.
Base prices range from $1.04 million to $1.25 million.
To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.
