Montechiaro neighborhood rises in southern portion of Summerlin

Reservations are now being accepted at Summerlin’s newest age-qualified neighborhood, Montechiaro by Westmark Homes, said Peggy Chandler, senior vice president of community development for The Howard Hughes Corp., developer of Summerlin.

Located on 50-plus acres at the southwest corner of Flamingo Road and Town Center Drive, the mid-rise neighborhood offers three housing options that range from 1,200 to 2,900 square feet with introductory pricing starting from the high $300,000s.

“Traditionally, active adult neighborhoods have done very well in Summerlin. We expect the same for Montechiaro,” Chandler said. “Summerlin blends a beautiful, peaceful environment with a vibrancy created by abundant recreational and social amenities. It’s a lifestyle that is especially attractive to active adults and those seeking a great place to enjoy their lives as they transition to having more time for themselves.”

Plans for Montechiaro include multiple three- and four-story Mediterranean-inspired buildings situated around a 35,000-square-foot clubhouse. Plans for the clubhouse include a conference room, business center, arts and crafts room, computer room, multi-purpose ballroom, gallery, coffee and snack bar, catering kitchen, card and billiard rooms, exercise facility, aerobics/Pilates studio, steam/sauna rooms, wellness center, walking trails and an indoor pool.

Montechiaro also features attached garages or underground parking, and all buildings have elevators.

Combined, the neighborhoods and villages offer nearly 1,000 apartment homes and nearly 10,000 single-family homes and villas.

“Summerlin’s active adult housing options exceed the capacity of most local master-planned communities,” Chandler said. “There isn’t another community that currently offers mature residents more housing options than Summerlin.”

Chandler cites the community’s wide array of amenities as a primary reason why Summerlin is a hot spot for age-qualified neighborhoods.

Notable projects under way in Summerlin include expansions of the Nevada Cancer Institute and Summerlin Hospital Medical Center; work on office centers and community amenities such as parks and trails; and ongoing construction of the 1.6 million-square-foot regional retail center at Summerlin Centre.

Developed by The Howard Hughes Corp., an affiliate of General Growth Properties Inc., Summerlin began to take shape in 1990.

Located along the western rim of the Las Vegas Valley, Summerlin encompasses 22,500 acres with about 9,000 acres remaining to accommodate future growth within the master plan, including the community’s urban core of Summerlin Centre.

The community is currently home to more than 95,000 residents.
