Under a warm southwest Las Vegas sun, Presidio Heights, the Las Vegas Valley’s first brownstone community, is well under construction for a fall 2007 opening.
The neighborhood is the creation of OLM, a consortium of developers: Richard Orosel, Chad Laposky and Kevin McCarthy.
Together, this team of developers is responsible for more than $100 million in local property sales and years of experience in land acquisition, development, construction, financing, management and sales, according to McCarthy.
Set on 10 acres off Southern Highlands Parkway and surrounded by a master-planned community, Presidio Heights will have 120 units inside gated security, with a full clubhouse and pool, all ultra-modern facilities.
“We are the first to bring the brownstone concept to Vegas,” company partner Orosel said.
“Everybody has talked about it, but we’re the first to get it out of the ground. Now home buyers can finally experience a New York style in Las Vegas. It’s very boutique.”
The Presidio Heights brownstone neighborhood will have a dual-style make-up, according to McCarthy.
“The perimeter has fairly traditional two-story townhouses and the interior units have the appearance and appeal of the traditional brownstone neighborhood,” he said.
But inside the brownstone units McCarthy describes a modern design.
“We present a three-level layout with all of today’s top-quality amenities, including high-grade granite and upscale wooden floors,” he said.
“It’s a blend of the classic culture and modern amenities, something second-time home buyers will love. It’s perfect for that out-of-state buyer looking for a place to spend time in Las Vegas, or someone living nearby to put up out of town guests,” Orosel said.
With Presidio Heights, OLM is answering the challenge of scarce Las Vegas land, not with “a box in a high-rise tower, but with a more comfortable, traditional, brownstone unit,” McCarthy said.
