Pardee Homes offers incentives in neighborhoods in Mountain’s Edge

At Pardee Homes’ Trail Ridge and Rosetta neighborhoods in the master-planned Mountain’s Edge community in the southwestern Las Vegas Valley, a select number of move-in ready homes are being offered with prices starting from $161,200.

Available homes include Plan One A at home site 198 in Trail Ridge, a Pardee neighborhood located just north of Blue Diamond Road at Durango Road.

This three bedroom, 21/2 bath home measures 1,366 square feet with a two-car garage, granite kitchen countertops and beech kitchen cabinets, stainless steel appliances and washer, dryer and refrigerator included plus buyer’s choice of flooring. It is priced at $161,200.

Also in the community is Rosetta by Pardee Homes. Rosetta Plan One A at home site 130 is available for immediate move-in and is priced at $184,300.

The home measures 1,444 square feet with three bedrooms, 21/2 baths, two-car garage, granite kitchen countertops, maple kitchen cabinets, stainless steel appliances, ceramic tile and carpet flooring, plus included washer and dryer.

“These homes are great values that won’t last long,” said Rob Tuvell, regional sales director for Pardee Homes.

“And, first-time home buyers still have time to take advantage of a federal tax credit of up to $8,000 for qualified first-time home buyers closing escrow on a principal residence before Dec. 1, 2009.”

Located off of Agate Avenue near the northeast corner of Durango Drive and Blue Diamond Road, the gated Trail Ridge neighborhood features two-story homes and community amenities including a heated swimming pool, tot lot and picnic area available exclusively to residents and their guests.

“Everything here is centered on one thing — a unique quality of life,” he said.

Trail Ridge floor plans range from 1,366 to 1,776 square feet with three to five bedrooms, 21/2 to three baths, upstairs laundry rooms and two-car garages. The homes also provide options for lofts, dens, kitchen nooks, tech areas and downstairs bedrooms. Prices range from $158,450 to $178,200.

To visit Trail Ridge, exit south on Durango from Interstate 215, the Las Vegas Beltway, and travel three miles to Agate and turn left into the Trail Ridge model park. From Blue Diamond, turn right onto Durango and then right on Agate to the model park.

Rosetta’s two-story homes feature three to four bedrooms, 21/2 to three baths and two-car garages in 1,444 to 1,881 square feet. Floor plans include great rooms and personal options such as covered patios and lofts, depending on the plan selected. Prices range from $195,950 to $217,950.

To reach Rosetta at Mountain’s Edge, take Blue Diamond west to Buffalo Drive and turn left into the Mountain’s Edge community. Proceed south on Buffalo to Cactus Avenue and turn left and follow the signs to the neighborhood.

All of Pardee’s newly designed homes are part of the builder’s LivingSmart brand, a program with standard and optional measures that boost energy efficiency, save water, improve indoor air quality and encourage material conservation and the use of recycled or sustainable resources in new homes, according to Tuvell.

Sales office hours are 10 a.m. to 6 p.m. Tuesday through Sunday and 11 a.m. to 6 p.m. Monday.
