Research firm ranks Monterey at the Las Vegas Country Club third in sales during first quarter

Increasing homebuyer interest in Monterey at the Las Vegas Country Club has garnered the attention of Southern Nevada housing experts who recognized the luxury condominium development as one of the best-selling new-home neighborhoods in Southern Nevada during the first quarter of 2009.

The condominium neighborhood, located just east of the Las Vegas Strip in Las Vegas Country Club, tied as the third best-selling new-home neighborhood from January through March 2009, according to data presented by SalesTraq representatives during the spring Crystal Ball seminar, an event that focuses on real estate trends in Southern Nevada.

Monterey’s 2009 first quarter ranking follows its record sales in the fourth quarter of 2008.

Sales agent Nancy Green said the sales momentum can be attributed to home shoppers continuing to discover Monterey’s affordably priced homes and a one-of-a-kind lifestyle hidden behind the guarded gates of the Las Vegas Country Club.

“Home-buyer interest in Monterey has significantly increased during the last six months as more and more people become aware of our unique condominium homes. They are taking advantage of our amazing starting price of just $99,000, the lower mortgage interest rates and the new home-buyer tax credit. Wise home shoppers are discovering that they can get more value for their money at Monterey,” Green said.

In addition to the price, Green said that buyers have been impressed by Monterey’s wide selection of home designs. Studio, one- and two-bedroom single-level condominiums as well as two-story townhomes that range from 624 to 1,750 square feet are available in 27 different floor plan variations.

Many are located on the fairways of the Las Vegas Country Club’s golf course. Select homes are available for immediate move-ins.

Architectural highlights may include a private patio or balcony, oversized walk-in closets, formal entry, built-in bookshelves, and floor-to-ceiling fireplaces.

A furniture package program is a popular design option.

“Our well-appointed condominium homes offer buyers country club living at bargain prices that are well below the median price of new condos sold in Las Vegas,” Green said. “At these prices, the opportunity to purchase a new home in this breathtaking setting of the Las Vegas Country Club will not last long.”

All Monterey residents have access to the amenities offered including the five private heated swimming pools. Each swimming pool area has an adjacent hot tub and a sundeck equipped with lounge chairs. Near each pool is a barbecue area with areas for socializing.

A private fitness facility with club quality equipment is accessible by residents 24 hours per day.

Residents have access to the country club’s tennis facilities for an additional fee.

“At Monterey, there are well-planned spacious living spaces surrounded by lush mature landscaping, all behind the guard gates of the Las Vegas Country Club. Add in the resort-style amenities and the close proximately to the ‘Entertainment Capital of the World,’ and you have the perfect home destination. Looking at our recent sales numbers, buyers agree,” Green said.

To visit from the Las Vegas Strip, take Sahara Avenue east. Turn right on Paradise Road and left on Karen Avenue. Enter the community through the Las Vegas Country Club Estates gate on Karen Avenue, located between Paradise Road and Maryland Parkway. The gate attendant will give directions to the sales center. The sales office is open from 10 a.m. to 5 p.m. daily.
