Ryland stacks the decks

Ryland Homes has neighborhoods in the northwest, Summerlin, southwest Las Vegas and Henderson.

“Ryland Homes’ signature rooftop decks are by far the most popular feature we offer,” said Tracy Carter, sales agent at Verada View neighborhood in Providence in northwest Las Vegas.

Nearly all Ryland communities offer rooftop decks; Verada View includes them as standard features in its three-story plans.

“It is already elevated at the base of the mountains and has a beautiful vantage of the valley and city below, especially from atop a three-story home.”

One two-story and four three-story homes are offered at Verada View, ranging from 1,926 to 2,420 square feet. These residences are available with as many as four bedrooms, as many as four baths and two-car garages.

Verada View residents will have their own community pool and gated entrance with Knickerbocker Park within walking distance. The park includes age-specific playgrounds, a swing set, dog park, splash pad, youth baseball field, multiuse events field, jogging path with exercise stations and picnic areas.

A few miles away near Cheyenne Avenue and Las Vegas Beltway in western Las Vegas is Indigo at Hillside, another Ryland Homes neighborhood that offers the rooftop decks as a standard feature on all of its homes.

Indigo at Hillside offers three floor plans ranging from 1,863 to 2,031 square feet with as many as four bedrooms. The neighborhood, which is not in a master plan, offers many of its own community amenities including a park, basketball court, swimming pool, playground and barbecue area. Scenic walking trails are outside Indigo’s gates.

“As impressive as these homes are on the inside, it’s what’s on top that’s so distinctive,” sales agent Bethann Frusco-Dumont said. “Those who previously rented their homes are especially drawn to the unique rooftop deck feature and overall standard of living for about the same monthly payments.”

At Maravilla Vistas in southwest Las Vegas, the rooftop decks also are standard features on all three-story homes. The homes also have an option for a rooftop fireplace and all floor plans include a loft and gourmet kitchen island.

The four plans range from 1,939 to 2,454 square feet.

The Diana, a two-story home with 2,127 square feet of living space, includes an option for dual master suites.

“This is one of our ‘upside-down’ homes, which are very popular,” sales agent Mara Glaser said.

The home’s main living spaces are on the second floor, offering residents a layout and second-floor views from the dining room, great room, kitchen and master bedroom. The laundry room, bonus room and secondary bedrooms are on the first floor.

Residents have access to the 20-acre Nathaniel Jones Park at Mountain’s Edge, just outside the neighborhood. The park includes a lighted basketball court, tot lot with shade structure, children’s water play area with splash pad, turf areas, walking trails and shade structures.

Ryland Homes is selling new homes throughout Southern Nevada with prices starting at $198,990. Sales offices are open from 10 a.m. to 6 p.m. Sunday through Thursday and noon to 6 p.m. Fridays.
