Summerlin’s Paseos village on housing ‘building boom’

The Paseos village in Summerlin is one of the latest Las Vegas Valley development areas to experience the new building boom that has homebuyers lining up for a look, said Summerlin marketing director Danielle Bisterfeldt.

The new homes in the Paseos include single-story floor plans, three-car garages and optional casitas.

Developers Toll Brothers and Woodside Homes are introducing 10 floor plans in two neighborhoods in The Paseos — both designed with classic Spanish European architectural flair. These neighborhoods are now selling or forming interest lists.

Toll Brothers’ latest creation, Santaluz, is the only new-home neighborhood in Summerlin to offer single-level homes exclusively.

This gated community has three floor plans ranging from 2,495 to 2,873 square feet, with exterior architectural design elements that pull from Spanish Colonial, Mediterranean and Mission style influences.

The floor plans include as many as four bedrooms, as many as 3½ baths, great rooms with den, dining rooms, courtyards and covered patios.

Options include a third-car garage, courtyard with a fireplace, covered patio, porch and a casita. Expected pricing is from the mid-$400,000s.

Woodside Homes’ Seville at Andorra and Castille at Andorra feature homes designed with great rooms and kitchens that include granite countertops, birch wood cabinets, pantries, stainless steel sinks and General Electric appliances.

Some floor plans provide the versatility of a loft or den that may be selected as an optional extra bedroom. First-floor master bedrooms, lofts and covered loggias are also optional features.

New homebuyers can select from one of four floor plans at Seville at Andorra, including one single-story three-bedroom, two-bath home.

The four floor plans range from 2,013 to 3,147 square feet and are designed with as many as five bedrooms, as many as 3½ baths and three-car garages. Prices start in the mid $300,000s.

Castille at Andorra offers three two-story home floor plans ranging from 2,236 to 2,518 square feet, starting in the low $300,000s.

These homes offer as many as five bedrooms and come standard with two-car garages and as many as 3½ baths.

The Paseos is Summerlin’s westernmost village, with access to the Las Vegas Beltway from Alta Drive and Charleston Boulevard.

Residents in The Paseos, which is nestled along the gateway to the Red Rock Canyon National Conservation Area, have direct access to the award-winning Summerlin trail system and the 12-acre Paseos Park.

The park features junior soccer and T-ball fields, sand volleyball court, basketball court, tot lot, children’s play areas, picnic pavilions, interactive water feature and motorized toy area.

Also, near the village is the Canyon Pointe shopping plaza with retail stores and a variety of restaurants. Red Rock Resort and the 200,000-plus-square-foot Lifetime Athletic fitness center are also nearby.
