Tuscan Cliffs opens new enclaves

Pacific Southwest Development plans to build model homes for The Bluffs, a mountainside enclave within Tuscan Cliffs, according to company officials.

The neighborhood will feature Tuscan-inspired customizable estate homes overlooking the valley from a vantage point just miles from the Strip and directly across the street from the Southern Highlands Golf Club.

“We have eagerly awaited the day when we could begin work on The Bluffs. Not only will it comprise our finest homes, but it will represent the first true hillside development in our company’s history,” said Ron Evans, who owns Pacific Southwest Development with his wife, Gerri.

Three two-story models are under construction, each a bi-level design on a sloped parcel measuring one-quarter acre or larger. They will range from 5,700 to 6,400 square feet plus a standard four-car garage.

“We are bringing our customizable-home concept to hillside residential development,” Gerri Evans said. “This allows buyers to design a distinct, one-of-a-kind residence without the time commitment or lengthy permitting process of a custom home.”

Prices have not yet been announced.

“We anticipate opening these new models by next summer,” Gerri Evans said.

The Bluffs and Tuscan Cliffs feature customizing options such as pool and landscaping packages, specialized electronic systems, and decorator treatments to tie in the exterior and interior areas in theme.

Tuscan Cliffs features four floor plans, ranging from 4,328 to 5,441 square feet. More than 50 configurations are available, which may expand the homes to as large as 6,000 square feet.

Home sites measure at least one-quarter acre. Premium lots, including some with views of the valley and others that are oversized, are available. Select home sites rise as much as 20 feet from the entrance of the neighborhood.

Standard amenities include enhanced driveway finishes, sand-finished stucco exteriors, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures.

Options are available for nearly every aspect of the home, including structured wiring systems and media networks, swimming pools, as well as decorator touches. The builder also added stainless-steel Viking appliances, wrought iron stair railings, and granite counters and vanities as standard features.

All of the homes include summer kitchens and disappearing glass doors, which allow residents to link internal and external areas.

Each residence qualifies as an Energy Star home, saving owners on heating and cooling costs while providing quieter, more environmentally friendly homes, Gerri Evans said.

Base prices start at just over $1 million.

Residents will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

The community will include 155 luxury estate homes. Premium lots are available.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs.

The sales office is open 10 a.m. to 6 p.m. daily, except Monday when it opens at 1 p.m.
