Located at the foothills of Lake Mead, Rhodes Homes’ Tuscany master plan is an Italian-themed community with a golf course and views of the city, mountains and desert. The community features Fiori, a gated neighborhood of three-story townhomes.
“Fiori is one of the most unique neighborhoods in Tuscany,” said Marietta Manayan, sales agent. “It is the only neighborhood with three-story townhomes, as well as the only townhome neighborhood. It gives residents a unique advantage of having a home that is both beautiful and efficient while still maintaining its sweeping views.”
Fiori features the Tuscany Golf Club and La Vita Tuscana recreation center.
“Plus, there are miles of walking trails and several parks just within Tuscany,” Manayan said.
Fiori is offering five remaining units in its first phase. They are available for immediate move-in. Three model homes are also available through the builder’s leaseback program.
Three of the available homes are located on the golf course. They are all Residence 2307 models, named for their square footage. Each three-story home includes two bedrooms, three baths, powder room, living room, terrace, den and two-car garage.
Two homes are offered on interior lots and measure 2,268 square feet.
“These are both end units and in a fantastic location,” Manayan said. The homes include two bedrooms, three baths, powder room, living room, terrace, office and two-car garage.
Rhodes Homes is offering incentives valued at up to $35,000 on these five homes, Manayan said. Incentives can be used towards the price of the home, closing costs or to buy down the interest rate when using the developer’s preferred lender, she said.
Fiori’s three model homes are now available for sale in a leaseback program.
“These model homes are fully furnished, completely upgraded and professionally decorated,” Manayan said. “Owners will lease them back to Rhodes Homes for at least six months, so it gives immediate ‘occupancy’ if you’re looking for a rental property. And builders are the best tenants you can have.”
Home prices start in the high $200,000s. The gated neighborhood of three-story townhomes features standard multi-colored paverstone driveways.
Tuscany Residential Village is a master-planned community developed by longtime Las Vegas developer Rhodes Homes. The centerpiece of the community is the Tuscany Golf Club, designed by renowned golf-course architect Ted Robinson Jr. The 6,906-yard, par-72 course was named Golf magazine’s No. 1 Golf Course in Las Vegas in its annual BBQ (Bang for the Buck Quotient) rankings.
The 35,000-square-foot recreation center, La Vita Tuscana, includes a lap pool, lagoon pool, hot tubs, a full workout facility, aerobics room, indoor and outdoor basketball, racquetball, tennis, arts and crafts rooms, billiards, conference rooms, social areas, park areas and jungle gyms for children.
