Handful of homes remain at The Fairways in Rhodes Ranch
The Fairways in Rhodes Ranch, a master-planned community in the southwestern valley, has only four home sites and one model home remaining, according to the Las Vegas-based home builder.
“All but four home sites remain from our first and second phases in The Fairways,” sales agent Linda Peraldo said. “They are all four in a hammerhead-shaped cul-de-sac with two oversized lots and two standard-size lots.
“We have not scheduled a release date for the third phase in The Fairways, so time is of the essence to be a part of this fantastic neighborhood.”
Rhodes Homes has also sold two of the community’s three model homes in a leaseback program, according to Peraldo.
Plan 2742, named for its square footage, is available as a furnished and decorated model home.
“For those who are looking to move in a year or two, this is a perfect opportunity,” Peraldo said. “Rhodes Homes will lease back the home at .75 percent of its purchase price every month for a year, then on a month-to-month basis after that. Buyers have the opportunity to buy a beautiful home and have the builder as a tenant. It’s the best of both worlds,” she said.
The Fairways’ available model home features three bedrooms with a master retreat, loft, formal dining room, open kitchen with an island and an oversized master walk-in closet.
“The walk-in closet in the master bedroom is one of the most popular features in this home,” Peraldo said. “It is nearly the size of the second bedroom.”
He said developer Rhodes Homes is offering special incentives valued up to $10,000 when buyers use the builder’s preferred lender.
The neighborhood offers four floor plans ranging from 2,515 to 2,903 square feet.
“One of the unique things about The Fairways is that the floor plans are very flexible depending on the size of the family,” Peraldo said. “For instance, Plans 2742 and 2903 can be built with three, four or five bedrooms in lieu of the master retreat or loft.
“Plan 2903 also has a downstairs bedroom and full bath, which can be used as an office, guest room, den or hobby room. The plans really allow residents the opportunity to personalize their homes to fit their lives.”
Residents at The Fairways are centrally located in Rhodes Ranch, according to Peraldo.
“The neighborhood is within walking distance to our spectacular R-Club community center and the Fun Zone Water Park, which is scheduled to open again in May,” she said.
The 35,000-square-foot R-Club offers indoor and outdoor activities for the whole family.
The Fun Zone Water Park opened last year and features eight water slides as well as a 13,000-square-foot lagoon pool. It is scheduled to reopen Memorial Day weekend.
Standard features at The Fairways include 61/2-inch baseboards and 2-inch casings around doors.
Other standard features include oak cabinetry, finished garages, ceiling fan prewiring in all bedrooms and common rooms, rear-yard barbecue stubs, kitchen islands, low-e windows and programmable thermostats.
The Rhodes Ranch Golf Club has become a golf destination in Las Vegas. Designed by architect Ted Robinson, the par-72 course was named a Best Value by Vegas Golfer magazine and envelops players in its tropical surroundings.
Rhodes Homes has built more than 6,000 homes in the Las Vegas Valley during the past two decades and is developing dozens of neighborhoods throughout the city.
Prices start in the low $300,000s.
