Tuscan Cliffs aims for resort ambience
Tuscan Cliffs re-creates the resort look and feel of its Italian-villa namesake, according to Rob Evon, sales agent for the guard-gated neighborhood within the Southern Highlands community.
The luxury home estates built along the foothills on the edge of the Las Vegas Valley, are accented by exteriors featuring portico entries, turret foyers, central courtyards, earth-tone color palettes and stone trim. Each home is designed with front-yard landscaping as a standard feature.
The entrance to the estate-neighborhood is highlighted by a turret guardhouse with two porte-cocheres and a copper roof, further highlighted by palm trees and detailed iron gates.
“Tuscan Cliffs is designed to evoke the feel of a private retreat,” Evon said. “That ambiance begins with striking architecture and rich landscaping, which create a sense of arrival.”
Each of the four models feature a front courtyard at the entry of the home. Optional garages and casitas along with portico structures provide separation between the main part of the residences and the street.
“The front courtyards, like the atrium of an Italian villa, are essential components to the design of these homes,” Evon said. “Furthermore, the courtyards themselves function as outdoor living areas. With the addition of a fireplace or fountain, a serene space can be created that is ideal for relaxing or hosting large gatherings of friends and family.”
Developer Pacific Southwest Development provides exterior stone veneer, decorative iron work and tile flooring.
“We offer two types of stone veneer, including natural stone,” Evon said. “Our iron work and flooring choices are extensive and all three may be used to integrate interior and exterior design elements.”
The neighborhood is adjacent to the Southern Highlands Golf Club.
A total of 155 luxury estate residences are planned, each on a home site measuring at least one-quarter acre.
In their base configurations, floor plans range from 4,328 to 5,441 square feet. Various design options can bring the homes to 6,000 square feet. Each is designed for a high level of customization, allowing residents to add a range of spaces and features.
Each estate qualifies as an Energy Star home. Base prices range from $1.05 million to $1.25 million.
To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane. Turn left and follow the signs. Office hours are from 10 a.m. to 6 p.m. daily, except Monday when it opens at 1 p.m.
