Tuscan Cliffs offers residences with choices of resort-style design features
The Tuscan Cliffs guard-gated enclave in the Southern Highlands community combines elements of a resort experience with a private neighborhood setting, according to Ron Evans, a principal with Pacific Southwest Development.
"By design, Tuscan Cliffs is a traditional neighborhood with highly customized single-family homes," Evans said. "What makes the lifestyle at Tuscan Cliffs so distinctive is that each of our residences takes on the feel and function of a private, intimate resort."
Evans said the resort experience begins with the neighborhood itself, which is located on an elevated parcel adjacent to Southern Highlands Golf Club and backing up to the foothills of the Las Vegas Valley.
Most of the residences feature a front door tucked away behind a portico entry and accessed via the home's central courtyard. In addition, some of the designs feature second courtyards and all include an extensive rear patio.
"By placing the entry near the center of the home's footprint and placing outlying structures, such as one- and two-story casitas, near the front, we can create a sense of seclusion. Residences may have an unobstructed view across the valley, but their access makes them feel like a world away," Evans said.
Pacific Southwest provides buyers a host of options. Residents may add custom pool and landscaping packages, specialized electronic systems, and decorator treatments to tie in the exterior and interior areas in theme.
Evans said many options may accentuate the resort-like feel of the homes. Residents can pipe in music onto the veranda or poolside, place an entire kitchen or living room outdoors, incorporate dramatic fire and water features in their landscaping, create a private area for guests with the addition of a two-story casita, or create a spa-like bath.
"We have taken the resort experience, aside from gaming, and given it a private setting within a luxurious neighborhood," he said.
The neighborhood features four floor plans, ranging from 4,328 to 5,441 square feet in their base configurations. More than 50 configurations are available, which may expand the homes to as large as 6,000 square feet.
All of the home sites measure at least one-quarter acre. Premium lots, including some with views of the valley, are available. Select home sites rise as much as 20 feet from the entrance of the neighborhood.
Standard amenities include paver stone driveways, sand-finished stucco exteriors, stainless-steel appliances, exterior stone veneer, 42-inch maple cabinets, granite counter tops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures. Options include structured wiring systems and media networks, swimming pools and decorator touches throughout.
All the homes include summer kitchens and disappearing glass doors, which allow residents to link internal and external areas.
Options and customization possibilities are available throughout the homes, including appliances and fixtures in the kitchens and baths, a variety of cabinets and countertop choices, stair railing, flooring, front doors, entertainment systems, decks, dens and other spaces.
In addition, each residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing quieter, more environmentally friendly homes. The Energy Star program is endorsed by the U.S. Department of Energy and the Environmental Protection Agency.
Base prices start at just over a $1 million.
Residents will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a social calendar, spa, resort-style swimming pool and other facilities.
A total of 155 luxury estate homes are planned. Premium lots, including some measuring half an acre and others built into the hillsides, are also available.
