Rhodes Homes reports brisk sales within West 57th neighborhood

Rhodes Homes' West 57th mountain-view neighborhood in southwestern Las Vegas has sold all but 18 of the development's initial 32 homes, according to sales agent Linda Peraldo.

Peraldo said Rhodes plans to build 10 additional residences later, giving it a total of 42 homes.

"A lot of people like West 57th because of the intimacy of the small community," she said. "Here, you won't be overwhelmed by the city and you'll know your neighbors. In addition to the small size of the community, buyers are drawn to the views of the desert and mountains, and the fact that there is no street noise."

The subdivision lies at the end of a street, near the base of a mountain, so the only traffic is from residents or prospective buyers, according to Peraldo.

Three floor plans can be paired with three elevations and feature two-car garages and second-floor laundry rooms.

The 1,720-square-foot residence, offers three bedrooms, two baths and kitchen with pantry. This model features a great-room design and vaulted ceilings in the loft and the master bedroom, which includes two walk-in closets.

The 1,832-square-foot plan has three bedrooms, two baths a great room and kitchen with pantry and dining room. The home includes a loft, which can be made into a retreat for the master suite or fourth bedroom. Both the master bedroom and the loft have vaulted ceilings.

The largest floor plan is 2,255 square feet and has four bedrooms, three baths and a great room.

This home also includes a kitchen with work island and offers a full bedroom and bath on the first floor. The master suite and loft have vaulted ceilings. The loft can also be made into a fifth bedroom in this plan. This model is available for purchase, with 13 remaining.

Homes come with a pull-out faucet and recessed lighting in the kitchen. Each residence is prewired with an alarm system.

All floor plans include a barbecue stub in the rear yard, raised-panel interior doors with chrome lever handles and ceiling fan prewiring in select rooms.

Residences meet or exceed Energy Star ratings with blown in cellulose insulation, Milgard low-e vinyl windows and a programmable thermostat, according to Peraldo.

Prices start in the high $200,000s.

"Phase I will be ready for move-in mid-May," she said. "The first families will be moving in at that time and we anticipate being sold out with everyone moved in by the end of the year."

To visit, take Interstate 215, the Las Vegas Beltway, to West Sunset Road and follow the signs to the community located at Sunset Road and Grand Canyon Drive.
