Site excavation under way at Sullivan Square

Progress continues on the construction site of Sullivan Square in the southwestern valley as earth is drilled, blasted and crushed. Following full excavation of the site, crews will pour the foundation for the development's first phase.

"Now is a great time to drive by the site to check out what is happening at Sullivan Square," said Paul Chung, director of residential development. "Seeing the equipment at work shows our progress, and our future residents' excitement grows with each construction milestone."

Following the initial site blasting in April, Sullivan Square's 16.5-acre parcel was put in excavation mode as workers began processing 250,000 tons of material to make way for the community's underground parking structure and utilities.

"Constructing two levels of parking underground will benefit residents in several ways," Chung said. "Instead of having unsightly stand-alone parking garages cluttering up the landscape of Sullivan Square, we are able to maximize the land for homes, parks and other exterior amenities."

Chung also noted that underground parking will allow easy access to individual parking spaces.

"Sullivan Square residents will not have to walk to the other side of the neighborhood to get to their car. Parking spaces will be closer to elevator banks and closer to where residents actually live, he said."

Upon completion, Sullivan Square will consist of about 1,300 residences. Units in the first phase range from 500 to 2,000 square feet with prices from the low $300,000s to $1.7 million.

Currently available are traditional brownstones, live/work spaces and units in Madison I, the project's first high-rise condominium tower.

The neighborhood will soon offer mid-rise terraced condominiums, Chicago-style lofts and townhomes, completing the community's six options of urban living.

Completing the urban palate, Sullivan Square will include a market street filled with 25 locally owned shops and services, a 1.5-acre central park and a dog park.

Located at Sunset and Durango, just off Interstate 215, the Las Vegas Beltway, Sullivan Square is in the heart of the Las Vegas Valley's emerging "West Village."

The Sullivan Square sales center, located at 8930 Spanish Ridge Ave., is open from 10 a.m. to 6 p.m. daily. To visit the sales center from 215 South, exit Russell Road and head north on Frontage Road. Turn east on Hacienda and south into The Park at Spanish Ridge.
