Alaskans return to Las Vegas’ Maderia Canyon

When David and Karen Eisenberg were ready to relocate from Anchorage, Alaska to Southern Nevada, they were already familiar with the real estate market. In fact, the couple had lived in Las Vegas from 1989 to 1996.

The Eisenbergs selected a home in Del Webb's Club at Madeira Canyon neighborhood in the southeastern valley.

The Club at Madeira Canyon is a neighborhood set within the 487-acre Madeira Canyon master-planned community in Henderson.

Homebuyers have a choice of 11 energy-efficient floor plans ranging from 2,096 to 4,817 square feet, including three new designs. Homes in this neighborhood are priced from the low $500,000s,

"Although we had left Las Vegas, we loved the lifestyle, so in 2000, we bought our first of two vacation homes here. The first was a single-family home and the second was a townhome we purchased in 2005," said David Eisenberg, a strategy, marketing and communications consultant. "While living out of state, we would frequently visit Las Vegas, always with our eyes on the market for a permanent residence here.

"It took us about two years to find the right home," David Eisenberg said. "We did extensive research and looked at literally dozens of developments that offered both new and resale homes throughout the Las Vegas metro area."

"We were familiar with Del Webb through its age-qualified Sun City properties but weren't aware that they also developed what they call 'lifestyle' communities for people of all ages," said Karen Eisenberg, a self-employed jewelry designer.

The guard-gated neighborhood features lots with views of the Sloan Canyon Preserve and a clubhouse with a fitness center.

Residents have access to a private community center which features fitness facilities, a massage center, kid's and teen rooms, a multi-purpose room and a board room.

Outdoors, is a resort-style pool, plus tennis and basketball courts.

The master plan also will have parks, walking paths and open spaces. In addition, an elementary school is planned for the area.

The community also hosts neighborly get-togethers such as themed parties, movie nights and restaurant samplings.

"The social aspect of this community is just wonderful," Karen Eisenberg said. "Del Webb makes a point to schedule gatherings designed for neighbors to have fun and, at the same time, get to know each other. We've enjoyed many of these events."

The Eisenbergs chose the Marabella design. The single-story home features an open floor plan with a great room, three bedrooms, three full baths and a study or optional fourth bedroom, a three-car garage in 2,829 square feet.

"In defining our search criteria, we knew we wanted a single-story home with an open feel and a flow conducive to comfortable day-to-day living as well as entertaining," David Eisenberg said. "With the Marbella's layout, we can move easily from indoors to out and see phenomenal views from virtually every room. We also like the separation between the master bedroom, the guest bedroom and the secondary bedrooms, which, in our case, includes two home offices. Additionally, the quality of construction and energy efficiency of these homes is incredible. Since moving in last November, we've noticed a significant decrease in our power bills compared to other homes we have owned."

All Del Webb homes are built with Environments for Living building technology, with blown-in cellulose insulation, conditioned attic spaces, 15 SEER rated air-conditioning systems, and dual-paned, vinyl-framed, low-e windows.

Additionally, Del Webb offers its Signature Standards, which includes numerous brand-name amenities as standard features. They include granite and Corian countertops, York heating and air-conditioning systems, Mohawk carpet, Dal tile, Sherwin-Williams paint, Moen faucets, Kohler plumbing fixtures, G.E. appliances, Schlage door hardware, Sea Gull lighting and Zodiaq natural quartz surfaces.

To visit, take Interstate 215, the Las Vegas Beltway, to Eastern Avenue and go south, past St. Rose Parkway, to Anthem Parkway, then turn left. Continue on Anthem about six miles, then make a left onto Bicentennial Parkway, a left onto Anthem Highlands Drive and a left onto Democracy, then follow the signs to the model park.

The sales center and model homes are open from 10 a.m. to 6 p.m. daily.
