Aliante celebrates closeout phase with special pricing, builders’ offers

Builders are offering savings and incentives throughout the Aliante master-planned community, according to Dan Naef, senior vice president of North Valley Enterprises LLC, developer. Located in the northwestern portion of the Las Vegas Valley, the 1,900-acre community is entering the final phase of its development.

New neighborhoods within the development include The Fields at Aliante by Astoria Homes and the builder's Prominence at Aliante, a private, gated neighborhood of two-story homes ranging from about 2,830 to 4,449 square feet and priced from the low $400,000s.

Three additional neighborhoods also are actively selling in Aliante.

Sun City Aliante, by Del Webb, is an age-qualified community that offers a selection of single-story homes from about 1,155 to 1,716 square feet, priced from the low $250,000s.

Autumn Ridge, by Pardee Homes, is a gated neighborhood that offers a selection of one- and two-story homes ranging from 2,695 to 4,245 square feet and priced from the $400,000s.

Springfield, by Pardee Homes, is a gated neighborhood of one- and two-story homes ranging from 2,754 to 3,289 square feet and priced from the low $300,000s.

With new neighborhoods within the community offering special pricing, Sia Howe, vice president of marketing for Astoria Homes, said resale homes and foreclosures aren't necessarily the best values in town.

"More and more brokers, Realtors and buyers are discovering that new homes, such as in our Fields at Aliante, offer a more sensible alternative -- there is no stressful waiting for bids to be accepted, or turned down and no risk as the condition of the home upon delivery," Howe said. "Our buyers receive a brand new home, ready for move-in, packed with quality amenities and covered by a comprehensive 10-year limited warranty."

Aliante is bordered by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. Interstate 215, the Las Vegas Beltway, intersects Aliante, providing access to Interstate 15 and U.S. Highway 95.

As many as 428 acres in Aliante are designated for recreational and public purposes including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, more than 24 miles of lighted concrete trails and linear parks and an arroyo.

Proposed plans include two elementary schools and a middle school. A new fire station was opened in April 2004 and the Aliante Library, adjacent to the Nature Discovery Park, opened in May 2006. Aliante Station Hotel and Casino is set to open November.
