Aliante location, design, pricing attract families serving the country

A number of Aliante homebuyers are military personnel, as well as civilian employees working at Nellis Air Force Base, according to Dan Naef, senior vice president of North Valley Enterprises LLC, developer of the North Las Vegas master-planned community.

"Nellis Air Force Base employees have been attracted to Aliante for many reasons, including the quality and variety of housing options," Naef said. "There's the family oriented design of the community, the recreational amenities and, of course, the easy daily commute they have to and from the base."

According to Naef, the development is in its final phase of sales and development with builders offering competitive pricing and financing programs along with a range of incentives.

Sia Howe, vice president of marketing, said there are advantages and conveniences for new homebuyers in Aliante.

"At The Fields at Aliante, we're offering pricing as low as the $330,000s," Howe said, "with VA $1 down financing and zero closing costs for qualified buyers."

Howe said purchasing a new home within the community can be a much more convenient and cost-effective prospect than buying a resale home or even a bank repo.

"It's a very attractive and convenient alternative as our buyers receive a brand new home that is ready for move-in, packed with quality amenities, and covered by a comprehensive 10-year limited warranty."

Homes within The Fields at Aliante measure from 2,228 to 3,374 square feet and include four to five bedrooms, with some ready for immediate move-in. Along with The Fields at Aliante, Astoria Homes is also building Prominence at Aliante, a private, gated neighborhood of two-story homes from 2,830 to 4,449 square feet and priced from the low $400,000s.

Three additional neighborhoods are also selling in Aliante. Sun City Aliante, by Del Webb, is an age-qualified community of single-story homes from 1,155 to 1,716 square feet, priced from the low $250,000s.

Autumn Ridge, by Pardee Homes, is a gated neighborhood offering a selection of one- and two-story homes from 2,695 to 4,245 square feet, priced from the $400,000s. Springdale, by Pardee Homes, is a gated neighborhood of one- and two-story homes ranging from 2,754 to 3,289 square feet. Pricing begins from the low $300,000s.

Encompassing 1,900 acres, Aliante is bordered by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street. Interstate 215, the Las Vegas Beltway, intersects Aliante, providing access to Interstate 15 and U.S. Highway 95.

The community offers 428 acres for recreational and public purposes, including the Aliante Golf Club and 20-acre Nature Discovery Park. Aliante Station Hotel and Casino are set to open in November 2008.
