American West offers foursome

American West's four Highlands Ranch neighborhoods offer 20 design choices. Located in the southwestern portion of the valley, adjacent to the Southern Highlands master plan, they are Castlebay, Fairmont, Windsor and Kensington.

"Highlands Ranch buyers are surrounded by detailing and craftsmanship built into the price of the home," said Shawn Grundy, general sales manager. "Buyers seem to have a natural attraction to the open-sky, sandstone deserts, fine schools and value."

Castlebay is a neighborhood of two-story designs ranging from 1,618 to 1,946 square feet with up to four bedrooms. Four floor plans include the Ashton, a three-bedroom, 21/2-bath design with island-kitchen, downstairs laundry and great-room layout. The neighborhood's largest design, the Madison, is an upside-down floor plan. Pricing begins from $299,500.

Fairmont at Highlands Ranch features six home designs ranging from 1,486 to 2,544 square feet with up to four bedrooms. The largest floor plan, the Taylor, is a three-story design of four bedrooms, three baths, game room, separate den, great-room layout and separate dining room. The homes are priced from $299,500.

Windsor offers five two- and three-story floor plans ranging from 2,222 to 3,727 square feet with up to five bedrooms. Pricing begins from $399,500. The Tyler, is a 3,727-square-foot three-story home with an elevator. Pricing starts at $128 a square foot, according to Grundy.

Kensington offers five designs ranging from 3,435 to 4,770 square feet with up to six bedrooms, four baths and a three-car garage starting at $499,500. Wilson is the neighborhood's new 4,770-square-foot, three-story floor plan. It comes with an elevator. Pricing begins at $119 per square foot.

"We're looking toward the future," said American West President Larry Canarelli. "As the valley continues to grow and the needs of our families continue to evolve, our planners, engineers, designers and sales counselors grow with them. We try to anticipate what our families value most. Oftentimes what we're all looking for in a home is more than comfort; it's community, it's security, it's proximity to the services we need and the people we love."

There will be two parks within the community. Nearby Southern Highlands features additional parks, walking trails and bicycle paths for public use. Southern Highlands is also home to the 230-acre, 18-hole Trent Jones Sr. and Trent Jones Jr.-designed course.
