Architecture, project’s lifestyle key to Sullivan Square’s future residents

While looking for a condominium in Las Vegas, Tony and Donna Avalos said they found what they needed at Sullivan Square, a new 16.5-acre mixed-use project located in the southwestern Las Vegas Valley.

"We had been looking for a condominium in Las Vegas for a couple of years and had explored various projects throughout the valley," said Tony Avalos, a retired San Francisco firefighter. "After reading about Sullivan Square in the newspaper, researching the project online and speaking with a Realtor, we visited the sales center to get more information and to see what was being offered. We were immediately sold by the look and feel of the entire neighborhood."

On the architecture of Sullivan Square, Avalos noted, "We were drawn to the unique architecture of the buildings, especially seeing that the towers did not have all glass exteriors. While we purchased a condominium in Madison Tower I, we like that there are a variety of homes that will make the streetscapes more interesting. We have not seen anything like this in Las Vegas."

GSG Development of Las Vegas is co-developing Sullivan Square with Harcourt Developments of Dublin, Ireland. Harcourt Developments has financed 100 percent of the project's building costs.

The Avalos own single-family homes in both San Francisco and Las Vegas, with the latter being their primary residence.

"The home we currently have in Las Vegas is just too big for only Donna and me," Avalos said. "Our three daughters have moved out and we are looking to make our lives more simple. We may keep the house in San Francisco, but ultimately, Sullivan Square will be the main place we call home."

Amenities at Sullivan Square include a 1.5-acre community park, a dog park, concierge and valet services, workout facilities, pools and tennis courts.

Sullivan Square's market street will be filled with 25 locally owned shops and services, including a full-service deli, neighborhood pub, fine restaurant, florist, fresh fish monger, wine shop, coffee shop and bakery.

A furnished vignette is currently on display at the Sullivan Square Sales Center, showcasing interior amenities of the Madison Tower I and II residences.

Features include wood flooring in the kitchen, main living area and dining room, quartz stone countertops with glass mosaic backsplashes and Italian-designed cabinetry in the kitchen and baths.

Upon completion, Sullivan Square will consist of about 1,300 residences. Madison Tower II is offering 176 units with 27 floor plans ranging from 641 to nearly 1,900 square feet, with first-release prices beginning in the low $300,000s.

Sullivan Square's traditional brownstones attempt to capture a design similar to 17th or 18th century brownstones found in cities such as New York, London or Paris.

The homes range from 1,700 to 1,900 square feet throughout three floors, with prices starting at just over $1 million.

The community's Live/Work spaces offer residents an opportunity to live above the shops on market street or to purchase the space below their living quarters for their own businesses.

The spaces are available in floor plans ranging from 500 to 2,000 square feet, with prices starting in the low $300,000s. The neighborhood will soon offer mid-rise terraced condominiums, Chicago-style lofts and townhomes, completing the community's six options of urban living.

Located at Sunset Road and Durango Drive just off Interstate 215, the Las Vegas Beltway, Sullivan Square is in the heart of the Las Vegas Valley's emerging "West Village."

West Village's 400 acres are zoned for high-density, mixed-use development, 10,000 housing units, several hundred thousand square feet of retail space and several million square feet of office space.

The Sullivan Square Sales Center is located at 8930 Spanish Ridge Ave. and is open from 10 a.m. to 6 p.m. daily.

To visit the sales center from I-215 South, exit Russell Road and head north on Frontage Road. Turn east on Hacienda Avenue and south into The Park at Spanish Ridge.
