Astoria touts new design at Aliante

Astoria Homes is offering a new home in its Prominence neighborhood within, Aliante, a master-planned community in North Las Vegas.

The residence is constructed with cherry wood flooring throughout. According to sales consultant Rene Oubre, the home, which is a Residence 225 design, is situated on a premium home site within the center of the Prominence neighborhood, and also offers a timely move-in date.

"This is a rare opportunity since cherry wood flooring is not ordinarily one of our available options," Oubre said. "One lucky family will move into a home with a distinctive and classical touch."

The Residence 225 is a two-story home with five bedrooms, 4 1/2 baths and 4,449 square feet. It includes a bonus room, flex space area, retreat off the master suite, and three-car garage.

Exterior areas of the home include a courtyard, balconies and rear patio.

Prominence features nine residential designs, ranging from 2,830 to 4,449 square feet. Prices start from the upper $400,000s.

"For a limited time, buyers may take advantage of a special offer by Astoria Homes to design their own incentive," Oubre said.

Worth as much as $25,000 on select homes, the builder's Design Your Own Incentive program may be used toward options, upgrades, closing costs or an interest rate buy-down.

In addition, the Guaranteed Home Sale Program offered by the builder's affiliate company, Monument Realty Inc., will list the buyer's contingent home while their new home is being built. If the buyer's existing home does not sell in time, the builder (or assignee) will purchase the home simultaneously, according to company literature.

The builder's designs meet Energy Star standards, which can save as much as 30 percent on heating and cooling costs by using less energy, according to Oubre.

The Prominence neighborhood is anticipated to close out by summer's end, according to Oubre, with two-thirds of its homes having sold.

"This is a great time to move to Aliante," Oubre said. "The shopping and recreational features are already in place and yet there's still more to come, such as the upcoming Aliante Station Hotel and Casino."

Developed by North Valley Enterprises, an affiliate of American Nevada Co. and Del Webb, Aliante encompasses more than 1,900 acres. Home builders include Astoria, Del Webb, D.R. Horton, KB, Lennar, Pardee and Pulte. Homes are priced from the high $100,000s to the low $700,000s.

To visit, take U.S. Highway 95 to the Interstate 215 Las Vegas Beltway and exit east. Make a right onto Sky Pointe Drive, a right onto Frontage Road, and then a left onto the Beltway. Head east to the Aliante Parkway exit, then go south.
