Blue Marble Development acquires four properties in Clark County
Due to recent economic turmoil, some companies have put acquisitions on hold, but Las Vegas-based Blue Marble Development has purchased four properties in Clark County in the past three months.
Deirdre Waitt, president of Blue Marble Development, said, "We've been developing real estate in Las Vegas for over 15 years. We're big believers in Vegas bouncing back sooner than later, so we're still buying office buildings, condo and apartment projects and land. We'll build, lease, and sell as the market allows and we're here for the long haul."
Recent acquisitions include condominiums at Terra Bella, located at 2555 Hampton Road. The age-qualified gated community in Anthem features upgraded finishes and amenities. Floor plans range from 1,400 to 2,200 square feet.
Another acquisition includes condominiums at Joshua Hills, 2929 E. Centennial Parkway in North Las Vegas. The amenities include a pool, clubhouse and fitness center and the condos are for sale or lease.
Blue Marble Development also has acquired two office buildings including one with 7,500 square feet in Cheyenne Valley Gateway business park, 4354 W. Cheyenne Ave., with 4,000 square feet already built out as a dental/orthodontist office.
"It includes a large impressive lobby, furnishings, and 10 exam rooms, fully-equipped with new state-of-the-art Marus dental and x-ray equipment. A dental group could move in and begin seeing patients right away," Waitt said. "The other half of the building is a shell, so it can be built to suit any new tenant."
The second building is a Class A office space in the Origin Business Park, 7391 Prairie Falcon Road, right off U.S. Highway 95, just north of Summerlin Parkway.
"The open floor plan of 16,500 square feet and handsome concrete floors would make it an ideal office for any interested company," Waitt said.
The acquisitions join the current Blue Marble Development portfolio, which includes Rainbow Square commercial center and the 31-acre residential/commercial Paxton Walk project under development. The company also owns and develops other properties in the United States and overseas.
"Because we've been able to buy these projects at very favorable prices, we're able to pass along some great savings to the tenants who lease our office space and the homeowners who buy our homes," Waitt said. "We're offering some incredible prices and rents on our Terra Bella and Joshua Hills condos -- as well as some very sharp rents on our new office buildings.
"We're working on several deals now for built and partially built projects that we can finish and lease."
According to Waitt, even in a difficult market, people still need living spaces and companies still need professional work space to conduct their business.
