Builder offers pair of estates at Tuscan Cliffs

For the family seeking a luxurious residence by summer's end, an opportunity has opened up at Tuscan Cliffs, a guard-gated neighborhood within Southern Highlands.

Two estates, a Villa de Rafael and Villa de Gabriella, were recently completed, allowing buyers to take occupancy within 30 days, according to Rob Evon, a sales agent for Pacific Southwest Development, the builder of Tuscan Cliffs.

"As a semi-custom home builder, we do not construct many homes on speculation," Evon said. "We offer our clientele a multitude of ways to build exactly the home they desire through numerous floor plan configurations, some of the best subcontractors in the business, and one of the largest arrays of options anywhere to be found. While convenient and exciting for many of our clients to experience, the process can take 10 months from concept to completion.

"Some buyers see the resort-like models and fall in love with the concept, but they may not have the time to start from scratch working with our designers and consultants. For those buyers, we keep a very limited supply of homes ready on a shorter time frame."

Designed and decorated by Pacific Southwest's expert staff, the two homes incorporate all the trademark features of Tuscan Cliffs, including extensive central courtyards, broad rear patios, and disappearing glass doors connecting interior and exterior living areas. Both residences are situated on corner lots measuring about one-quarter acre and come with elevators and full summer kitchens.

The available Villa de Rafael home, which measures about 5,300 square feet with five bedrooms, overlooks the neighborhood's private park. The buyer must select only flooring before moving in.

Flooring has already been installed in the Villa de Gabriella residence. The home, measuring about 5,900 square feet with six bedrooms, features a rear deck with a sitting area and fireplace.

"Homes of this caliber rarely come with such a quick time frame," Evon said. "Given the choice location of these particular homes, the careful attention to detail that went into their design, and the many people looking to establish their family in a new location before summer's end, we don't expect either home to stay available for long."

Buyers with a longer time frame may take advantage of the builder's extensive home customization process. Through a series of consultations, buyers may design their own Tuscan-style home in any of more than 50 floor-plan configurations, each emphasizing indoor-outdoor combinations.

Four main designs are available. In their base configurations, the floor plans range from 4,328 to 5,441 square feet. Various design options can bring the homes to 6,000 square feet.

Options and customization possibilities are available throughout the homes. Buyers may choose from a range of appliances and fixtures in the kitchens and baths, as well as an extensive range of cabinets and countertops.

Stair railing, flooring, front doors, entertainment systems, room options and casitas are some of the ways buyers may personalize their homes.

Standard amenities include paver stone driveways, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, wood-clad Andersen windows and Kohler plumbing fixtures. In addition, each residence qualifies as an Energy Star home, saving owners on their heating and cooling expenses while providing a quieter and more environmentally friendly home.

Base prices start in the low $1 millions.

Residents will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a spa, swimming pool and other facilities.

A total of 155 luxury estate homes are planned. Premium lots, including some measuring half an acre and others built into hillsides, are also available.

A select number of elevated lots were recently released, each starting more than 20 feet above the entrance to the neighborhood. For a limited time, buyers may reserve any lot within the neighborhood and place the floor plan of their choosing upon it.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs. Office hours are 10 a.m. to 6 p.m., except Monday when it opens at 1 p.m.
