Buyer finds home at Sullivan Square

When you speak to Charles Ashley, his excitement level about the residence he recently purchased at Sullivan Square is apparent. Upon researching the 16.5-acre mixed-use community, he made a decision that would change the course of his home-buying history.
"Though I had considered high-rise living, I assumed it might be too expensive. For my first home, my intention was always to buy a house," he said. "After I looked at the home styles that are being offered and realized that it fit perfectly in my price range, I couldn't pass it up."
Earlier this year, Ashley purchased a residence in Sullivan Square's first high-rise tower, Madison Tower I.
"The sales staff were incredibly accommodating and were able to offer me a very flexible financing plan. When I made the decision to make Sullivan Square my future home, everything just fell into place," he said.
In addition to the pricing, Ashley noted that the lifestyle and amenities offered at Sullivan Square helped secure his decision.
"I was really impressed by Sullivan Square's market street. I often work late and to be able to go to shops and restaurants on the street level by my home is going to be fantastic."
A native of Michigan, he also noted that he is looking forward to the central park at Sullivan Square.
"Having lived in the Midwest and being used to a lot of trees and green grass, the central park was another highlight that attracted me to this community."
Because many of the residences in Madison Tower I have been sold, Sullivan Square recently made residences in Madison Tower II available for sale.
Madison Tower II is offering 176 units with 27 floor plans ranging in size from 641 to nearly 1,900 square feet, with prices beginning in the low-$300,000s. "As an extra incentive, we are offering a Viking kitchen appliance upgrade to those who purchase before Nov. 18," said Dale Rowse, principal of Viridian Group. Viridian Vertical, a division of Viridian Group, is Sullivan Square's exclusive sales representative.
A furnished vignette is on display at the Sullivan Square Sales Center, showcasing interior amenities of the Madison Tower I and II residences. Features include wood flooring in the kitchen, main living area and dining room, quartz stone countertops with glass mosaic backsplashes and Italian-designed cabinetry in the kitchen and baths.
Amenities at Sullivan Square include a 1.5-acre community park, a dog park, concierge and valet services, workout facilities, pools and tennis courts. Sullivan Square's market street will be filled with 25 locally owned shops and services, including a full-service deli, neighborhood pub, fine restaurant, florist, fresh fish monger, wine shop, coffee shop and bakery.
Upon completion, Sullivan Square will consist of about 1,300 residences. In addition to condominiums in the Madison Towers, two additional home options are available. Sullivan Square's traditional brownstones offer a design similar to 17th or 18th century brownstones in cities such as New York, London and Paris.
The homes range in size from 1,700 to 1,900 square feet throughout three floors, with prices starting at $1 million.
The community's live/work spaces offer residents an opportunity to live above the shops on market street or to purchase the space below their living quarters for their own businesses.
The spaces are available in floor plans ranging in size from 500 to 2,000 square feet, with prices starting in the mid-$300,000s. The neighborhood will soon offer mid-rise terraced condominiums, Chicago-style lofts and townhomes, completing the community's six options of urban living.
Sullivan Square is located at Sunset Road and Durango Drive off Interstate 215, the Las Vegas Beltway.

GSG Development is a Las Vegas-based commercial and residential development firm and Harcourt Developments is a Dublin, Ireland-based international property development, investment and management company. Harcourt Developments has financed 100 percent of the project's building costs.
