Cascata Ancora suits golfers to a ‘T’
William Lyon Homes' Cascata Ancora at Mountain Falls, a master-planned community in Pahrump, offers homes that are priced in the high $100,000s.
"People don't realize what they're missing out here. They're blown away by the unbelievable value when they hear about us and visit," said sales agent Bob Dougherty. "We have homes available for immediate move-ins and July closings, so buyers can have the golf-course lifestyle of their dreams starting this summer."
Located 45 miles from the Las Vegas Strip, Cascata Ancora has become popular among singles, according to Dougherty, because of the value and quality of its designs.
"Las Vegas' real estate prices are a roadblock to homeownership for many single buyers. It can be nearly impossible to afford a Las Vegas home on one income -- not the case at Cascata Ancora. It's been years since homes of this size and quality were priced similarly in Las Vegas."
The all single-story community offers four floor plans from 1,429 to 1,774 square feet. The home designs feature three bedrooms and two baths, with structural variations allowing for a dining room or den in lieu of a bedroom in some plans. The average lot size at Cascata Ancora is 5,500 square feet. Each plan has a two-car garage.
Architectural highlights include walk-in closets, interior laundry rooms and kitchens with pantries. Features unique to select plans include covered front entries, breakfast nooks, covered loggias at the great room, optional patio covers and bay window extensions. Three of the four plans include an island kitchen.
"Most homes available in July have patio covers and bay windows in the master suite. They all have low-e windows, an upgrade feature that we included to boost home energy efficiency," Dougherty said.
Second-home buyers and retirees have found the builder's designs and value as appealing, according to Dougherty. "They love Mountain Falls' affordability, easy pace and being within walking distance of the Grill Room at Mountain Falls Golf Club."
In addition to affordable homes, Dougherty said Cascata Ancora has modest homeowner association fees -- less than $50 per month.
The Mountain Falls master plan is anchored by an 18-hole course. Its Mediterranean-themed clubhouse, situated along the course, houses the community restaurant, the Grill Room at Mountain Falls Golf Club, which is open to the public.
Residents have exclusive use of Mountain Falls' community resident facility, which includes a fitness center equipped with treadmills, elliptical machines, Stairmasters, recumbent exercise bikes and weights. Other facility amenities include locker rooms and a resident lounge with a pool table. For a nominal fee, residents can participate in group fitness classes held in the multi-purpose room. The outdoor swimming area features a family pool, adult pool, spa and interactive water-play area.
Upon completion, Mountain Falls will feature a variety of neighborhood mini-parks and a 4-mile walking trail.
William Lyon Homes' single-story neighborhoods of Tramonto and Bella Sera are also selling at Mountain Falls. The single-story floor plans range from 1,970 to 2,897 square feet. Prices start in the mid-$200,000s. Buyers can tour model homes at Cascata Ancora, Tramonto and Bella Sera.
Celebrate Homes is now preselling two single-story communities -- Villa Serena and Villagio at Mountain Falls. Priced from the low $200,000s, Villa Serena offers three floor plans, ranging from 1,600 to 1,825 square feet. Villagio's three offerings measure 2,216 to 2,513 square feet, and prices start in the upper $200,000s.
Classic Homes and Desert Wind Homes will debut in the community shortly.
To visit, travel about 45 miles west on Highway 160 (Blue Diamond Road) past Interstate 15. Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch and turn right, then left on Lakeview.
