Celebrate Homes adds to Mountain Falls’ community choices

Mountain Falls' newest communities, Villa Serena and Villagio by Celebrate Homes, offer single-story floor plans at premodel prices. William Lyon Homes is developing the Pahrump master-planned golf course community.

"We've had strong interest during presales because both communities are in very desirable locations," sales agent David Miller said. "The landscaping around our home sites has been developing for several years and adds a great deal of beauty to an already tranquil setting."

Lot sizes range from 7,000 to 14,000 square feet. Villa Serena offers home sites with views of Mountain Falls Golf Club, which anchors the master-planned community. Many of Villagio's golf course lots have water feature views.

"We're not one of the largest home builders, but we're dedicated to construction quality and building an excellent product," Miller said. "A home is the biggest purchase most people make, and lot size is extremely important to us. People know our name and expect top-notch homes from us. Now they have the chance to purchase one at Mountain Falls."

Each community offers three floor plans with as many exterior elevations. Miller said buyers can select from elevations with a variety of features, including shutters, pillars and arch choices.

Floor plans at Villa Serena measure 1,609 to 1,822 square feet with up to three bedrooms and two baths. A covered front entry is standard. Home buyers can opt for a casita with a bath on Plan One. Back patios are optional on all of the home designs. Some layouts include an island kitchen, entry courtyard and dual walk-in closets at the master bedroom. Premodel prices start in the low $200,000s.

Villagio's home designs range from 2,216 to 2,513 square feet with as many as four bedrooms and three baths. Every plan includes three garage spaces. Formal and great room layouts are available, and some plans include an office, entry courtyard and sunroom. Island kitchens are standard. Two of the home designs have dual walk-in closets at the master bedroom. Homes are priced from the upper $200,000s.

Standard construction features include 9-foot-high ceilings at Villa Serena and 10-foot-high ceilings at Villagio. Homes come with rich-looking knockdown textured interior walls, designer light fixtures, oversized baseboards, six-panel interior doors, large linen closets and interior laundries.

Other features include a soft-water loop and energy-saving standards like water-saver shower heads, dual-pane low-e insulated windows and programmable thermostats.

Kitchens come with beech cabinetry with hidden hinges, recessed lighting and Whirlpool appliances. Master bath highlights include cultured marble countertops, dual sinks, and large oval tubs with separate shower stalls. They also include electrical prewiring for cable TV, telephone and a security system. Prewiring for ceiling fans in the living area and master bedrooms is also included.

Model homes are expected to open later this summer.

For less than $45 in monthly association fees, residents have use of Mountain Falls' community resident facility, which overlooks Mountain Falls Golf Club.

An outdoor aquatic center boasts an adult area with a 25-yard lap pool and Jacuzzi. The family pool area features a free-form pool and splash pad with interactive water stations, everything from bucket dumps to water rings. Within the facility, residents can access locker rooms, a fully equipped fitness center and resident lounge with a pool table and big-screen TV. Fitness classes and youth activities are offered for a nominal fee.

Upon completion, Mountain Falls will include dozens of neighborhood mini parks and a 4-mile walking trail.

William Lyon Homes' single-story communities of Cascata Ancora, Tramonto and Bella Sera are also selling at Mountain Falls.

Prices start in the upper $100,000s.

Desert Wind Homes has begun presales at Tivoli, a single-story community priced from the $200,000s. Classic Homes will debut communities next year.

To visit, travel about 45 miles west on State Route 160 (Blue Diamond Road) past Interstate 15. Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch and turn right, then left on Lakeview. The Mountain Falls Information Center is open from 10 a.m. to 6 p.m. daily.
