Celebrate Homes promotes ‘livability’
Recently opened models at Celebrate Homes' Villa Serena and Villagio at Mountain Falls give home buyers a firsthand feel of the livable floor plans with many included extras, according to sales manager Robyn Yates. Mountain Falls is a master-planned golf community by William Lyon Homes located 45 miles west of the Strip in Pahrump.
"A great deal of forethought went into the architectural and design elements of these homes," said Yates, citing the livability of great rooms and family rooms. "They're set up to watch media on a big screen. Homeowners will never find themselves cramming the TV into a corner or in front of a window. It's just one spatial aspect that impresses people on a very practical level."
"Home buyers' reactions have been incredible. They love the special features that they'd normally expect to pay for as upgrades," Yates said. That list includes everything from 10-foot-high ceilings, gourmet kitchens and transom windows at Villagio to 9-foot-high ceilings and oversized baseboards at Villa Serena. Other standard features include designer light fixtures, extensive recessed lighting, six-panel interior doors, oversized linen closets, interior laundries, his-and-her adult-height vanities and matching hardware, faucets and towel bars throughout.
"It all adds up to a custom feel for homes that are unbelievably affordable," Yates said.
Home buyers can tour six model homes between Villa Serena and Villagio. Each community offers three distinct single-story layouts. Three exterior elevations are available per plan.
Villa Serena's offerings measure 1,609 to 1,822 square feet with up to three bedrooms and two baths. Every home includes a covered entry. Plan One offers an optional casita with bath, while back patios are optional on all of the residences. Some floor plans feature an island kitchen, entry courtyard and dual walk-in closets at the master bedroom. Prices start in the low $200,000s.
Priced from the upper $200,000s, Villagio's home designs range from 2,216 to 2,513 square feet with as many as four bedrooms and three baths. Every plan includes three garage spaces. Home buyers can choose from formal and great room layouts, some highlighted by an office, entry courtyard, sunroom and dual walk-in master closets. Island kitchens with extended countertop seating are standard.
Home sites within Villa Serena and Villagio range from 7,000 to 14,000 square feet, many with fairway views. Buyers who opt for a fairway lot can select the floor plan to be built on their lot of choice. Yates said the residences are designed with "favorite spaces" like kitchens and living areas toward the rear of the homes, so residents can take full advantage of the views.
"Mountain Falls is appealing to buyers because it offers an incredible golf course community lifestyle that's very attainable," Yates said. "We're really excited for people to experience Villa Serena and Villagio. They're unique communities that we expect to take off quickly."
In addition to Villa Serena and Villagio, model homes are open for tours at five other communities.
William Lyon Homes is selling Entrata, Cascata Ancora, Tramonto and Bella Sera, single-story communities offering a total of 14 floor plans measuring 1,157 to 2,897 square feet. Residences have up to five bedrooms and four baths. Prices start in the upper $100,000s.
Tivoli by Desert Wind Homes also features single-story choices. Home buyers can choose from three designs with 1,938 to 2,097 square feet of living space, up to four bedrooms and 31/2 baths. Homes are priced from the $200,000s.
Classic Homes will debut new product offerings shortly.
Community amenities include The Grill Room, which is open to the public, and a community resident facility. Both are located within Mountain Falls' clubhouse overlooking Mountain Falls Golf Club. Residents have exclusive use of an outdoor aquatic center with a 25-yard lap pool and Jacuzzi for adults, plus free-form family pool and interactive splash pad.
Within the facility, residents can access locker rooms, a fully equipped fitness center and resident lounge with a pool table and big-screen TV. Fitness classes and youth activities are offered for a nominal fee.
Walking trails and dozens of neighborhood mini-parks highlight the master plan. Homeowner association fees are less than $45 monthly.
To visit from Las Vegas, travel about 45 miles west on Highway 160 (Blue Diamond Road) past Interstate 15. Before reaching Pahrump, turn left on Manse Road. Proceed to Hafen Ranch and turn right. Sales hours are 10 a.m. to 5 p.m. daily, except for Monday when model homes open at noon.
