Centex promotes Giavanna
Centex Homes' Giavanna community in North Las Vegas offers a family friendly setting with six neighborhood parks.
The community, which is in its closeout phase, offers 45-foot-deep backyards on many home sites, which provides plenty of space for pools and outdoor patios.
"Giavanna is designed so people can enjoy the outdoors as much as they enjoy their homes. Families have room for pools, jungle gyms, grass and barbecue areas," sales agent Brad Hansen said.
"Home buyers see kids flying kites and families picnicking in gazebos. People are naturally attracted to a community that looks and lives like a master plan, but without the cost. The parks, wide streets and elementary school in the neighborhood contribute to the appeal."
At Giavanna Series I, home buyers can select from 15 remaining homes.
Choices include three two-story floor plans and one single-story design. Floor plans range from 1,200 to 1,590 square feet with up to four bedrooms and three baths.
The two-story Romana plan features dual owner's suites. Homes include a two-car garage. Prices start in the $230,000s. Closings are planned for June through September.
"The trees are growing and the neighborhood is thriving. It's established and already feels like home," Hansen said.
Starting in the $260,000s, Giavanna Series II offers one single-story floor plan and two two-story home designs. Layouts measure 1,713 to 1,990 square feet with as many as three bedrooms and 2 1/2 baths.
The Venetia and Piera designs have two dining areas. Homes include two-car garages.
The series has 25 upgraded homes remaining. Closings are planned through the end of this year.
Giavanna Series III features a mixture of cul de sac and traditional home sites.
Home buyers can select from four floor plans, one of which is single story. Layouts offer 1,263 to 1,992 square feet of living space with two-car garages, up to four bedrooms and 2 1/2 baths.
The two-story offerings include upstairs laundry rooms. The Tessa floor plan has a loft. Home buyers can select from several homes available for move-ins through 2007. Prices start in the $220,000s.
Homes come with washer, dryer and 2-inch window blinds.
"They're move-in ready. Buyers really appreciate that we include these necessities and save them expenses that add up in the first few weeks after move in," Hansen said.
Homes bear the Environmental Protection Agency's Energy Star seal.
In addition to its parks, Giavanna offers access to Interstate 15, I-215, the Las Vegas Beltway, new schools and a commercial corridor with shopping and restaurants.
Closeout prices include closing costs when buyers use the home builder's preferred lender, Hansen said. Home buyers can also take advantage of an interest rate buy-down incentive on select homes.
To visit, take I-15 and exit Craig Road west. Turn right on Losee Road, right on Washburn Road, left on Pecos Road and right on Tropical Downs to the sales office. From I-215, the Las Vegas Beltway, exit south on Losee, turn left on Centennial Parkway, right on Pecos and left on Tropical to the sales office.
