Construction gets under way on The Bluffs at Tuscan Cliffs

Pacific Southwest Development is building The Bluffs at Southern Highlands, a mountainside enclave within Tuscan Cliffs that features Tuscan-inspired customizable estate homes.

Construction recently commenced on model homes at The Bluffs, a community overlooking the Las Vegas Strip, rolling foothills and the Southern Highlands Golf Club.

"The Bluffs will represent the first true hillside development in our company's history," said Gerri Evans, principal and owner of Pacific Southwest Development, the company behind Tuscan Cliffs. The Las Vegas-based developer has a 20-year history of building luxury homes throughout the Las Vegas Valley.

"These homes will literally be built into the mountain, rather than the more common terracing seen in most communities. For residents, it creates distinctive lots that allow for both heightened privacy and incredible views."

Three bi-level models are under construction, with each lot measuring a quarter-acre or larger. They will range from about 5,700 to 6,400 square feet and include a standard four-car garage. Similar to the Tuscan Cliffs floor plans, The Bluffs will emphasize a resort-like atmosphere with designs that allow residents to connect indoor and outdoor living spaces.

Prices for The Bluffs have not yet been announced. Prospective home buyers are invited to visit Tuscan Cliffs for more information on The Bluffs and to receive regular updates on progress of the development.

With thousands of options available in each residence, customization is key at both communities. Homeowners may add custom pool and landscaping designs, specialized electronic systems, and decorator treatments to tie in the exterior and interior areas of each residence.

Premium lots, including some that are larger than a quarter-acre, are available. Select home sites rise as much as 20 feet from the entrance of the neighborhood.

Standard amenities include enhanced driveway finishes, sand-finished stucco exteriors, stainless steel appliances, exterior stone veneer, 42-inch maple cabinets, granite countertops, 6-foot garden tubs, wood-clad Andersen windows and Kohler plumbing fixtures.

Numerous options are available for nearly every aspect of the home, including structured wiring systems and media networks, swimming pools, as well as decorator touches throughout. The builder also recently added wrought iron stair railings and vanities throughout as standard features.

All of the homes include summer kitchens and disappearing glass doors, which allow residents to link internal and external areas seamlessly.

Options and customization possibilities are available throughout the homes, including a range of appliances and fixtures in the kitchens and baths, a variety of cabinets and countertop choices, stair railing, flooring, front doors, room options, decks, offices, dens and other spaces.

In addition, each residence is designed to Energy Star standards, saving owners on their heating and cooling expenses while providing quieter, more environmentally friendly homes.

Prices at Tuscan Cliffs start in the low $1 millions.

Residents of The Bluffs and Tuscan Cliffs will receive a one-year social membership to the Southern Highlands Golf Club, upon application approval. The club includes a social calendar, spa, resort-style swimming pool and other facilities.

To visit, take Interstate 15 to the St. Rose Parkway exit and go west. Drive north on Southern Highlands Parkway and proceed to Stonewater Lane, then turn left and follow the signs. Office hours are 10 a.m. to 6 p.m., except Monday when it opens at 1 p.m.
