Family chooses Pulte

Former San Francisco East Bay Area residents, Alfredo and Minda Hannenberg, have visited Las Vegas many times over the years, eventually purchasing a time-share unit.

Enjoying the Southern Nevada area, the couple soon began to look for a permanent home here, searching through all areas of the valley.

They said they found what they were looking for at Pulte Homes' gated Flagstone Manor neighborhood in the northwestern valley.

Priced from the $390,000s, Flagstone Manor is a neighborhood consisting of single-story homes on half-acre home sites.

A selection of three floor plans are featured, ranging from 3,263 to 4,270 square feet. Homes offer up to five bedrooms and 41/2 baths, multiple living spaces and three- and four-car garages.

All of the designs offer multiple elevation styles and 12 different color schemes.

The Hannenberg family consists of Alfredo and Minda, along with their daughter, Emily, 18, and Alfredo's mother, Blanca.

"We were looking for a single-story home that would be comfortable for the four of us, while affording as much privacy as possible for all members of the household," Alfredo Hannenberg said. "The homes at Flagstone Manor are wonderful, because the way the floor plans are designed provides for a number of possible configurations."

The Hannenbergs purchased the Plan 3263 design at Flagstone Manor. The home features four bedrooms, a library (optional fifth bedroom), a breakfast nook, living and family room, a covered patio, three baths, and a three-car garage in 3,263 square feet.

According to Walter Cuculic, director of strategic marketing for Pulte Homes Las Vegas Division, prospective homebuyers are initially attracted to Flagstone Manor by the suburban locale and size of the home sites.

"Upon viewing the models, they are further impressed by the elegant and luxurious interior designs and the generous exterior living spaces the various homes feature, such as porte cocheres, motor courts and central courtyards," he said

Standard features in the homes at Flagstone Manor include multimedia structured wiring, phone outlets and high-speed Cad-5 Internet connections in all rooms, prewiring for security systems, 10-foot ceilings, raised-panel interior doors, chrome lever door handles, 3-inch baseboards, rocker switches, Mediterranean textured paint and laundry rooms with upper cabinets.

The kitchens feature granite countertops, stainless-steel GE Profile appliances, vented microwaves, double wall-mounted ovens, five-burner gas cooktops, staggered maple cabinets with crown molding and roll-out drawers, under-mount stainless steel sinks and 18-inch tile floors.

Other features include finished garages with automatic door openers; gas barbecue stubs in the rear yards and paver-stone driveways, walkways and patios.

Each home at Flagstone Manor is constructed with Environments for Living Diamond-level building technology, making them up to 61 percent more energy efficient than Energy Star-certified homes, Cuculic said. With blown-in cellulose insulation, conditioned attic spaces, 15 SEER-rated air-conditioning systems and dual-paned, vinyl-framed low-e windows, homeowners benefit from decreased internal and external contaminants, increased indoor air quality, decreased heating and cooling usage and increased comfort, durability and tightness, he said.

To visit, take Interstate 215, the Las Vegas Beltway, north to the Jones Boulevard exit. Proceed north on Jones to Horse Drive and turn left. Make a right on Maverick Street and a left on Guy Avenue, then follow the signs to the sales office and model homes. Office hours are from 10 a.m. to 6 p.m. except Wednesday when it opens at noon.
