Final neighborhood sells within Summerlin’s The Vistas Village

The Vistas, an 815-acre Tuscan-inspired village, is nearing completion in the Summerlin master-planned community on the western edge of the valley. The Vistas Village is known for its many parks and 48-foot clock tower entry monument.

Kingwood, the final residential neighborhood in the village, is now selling. Kingwood is The Vistas' largest single-family neighborhood and ultimately will be home to 325 residences comprising 15 floor plans offered by three builders.

Kingwood Knoll by Ryland Homes offers seven floor plans ranging from 1,515 to 2,224 square feet, priced from the low $300,000s to the high $300,000s. Kingwood Crossing by William Lyon Homes offers four floor plans that range from 1,948 to 2,737 square feet, priced from the high $300,000s to the mid-$400,000s. Crown Series at Kingwood by R/S Development offers four floor plans ranging from 2,426 to 3,158 square feet, priced from the low $500,000s to the low $600,000s.

Other developments under way in The Vistas Village include Vista Commons, a neighborhood shopping center anchored by an Albertsons store, which opened in August. Several additional shops and services are expected to open when construction on the center is completed in early 2008.

Also scheduled for completion next year is the second phase of The Vistas Community Park, which will add a 6,000-square-foot private community center and swimming and wading pools. Like Summerlin's other community centers, The Vistas Community Center will offer a variety of classes, activities and events organized exclusively for residents.

The Vistas Village is home to dozens of residential neighborhoods; three major parks, including the 20-acre Vistas Community Park, South Tower Park and North Tower Park; more than 30 neighborhood parks; Linda Givens Elementary School; miles of recreational trails and open areas.

The Vistas was the first Summerlin village located west of Interstate 215, the Las Vegas Beltway, according to Julie Cleaver, director of planning for The Howard Hughes Corp., developer of Summerlin.

"The Vistas has become its own little sub-community within Summerlin," she said. "Its elevated location with expansive valley views, spacious and numerous parks, and now, its own shopping center and neighborhood conveniences, combine to make The Vistas one of the best addresses in Summerlin. It's easy to understand why The Vistas has been one of the fastest-selling villages in the community's history."

The Howard Hughes Corp. is an affiliate of General Growth Properties Inc. Summerlin is a 22,500-acre community located along the western rim of the Las Vegas Valley. It began to take shape in 1990.

Summerlin is currently home to more than 95,000 residents. With about 7,500 acres still to develop, including its urban core, Summerlin Centre, the community continues to unfold.

Summerlin is home to more than 100 neighborhood and village parks, more than 150 completed miles of the Summerlin trail system, nine golf courses, a dozen houses of worship, shopping centers, medical and cultural facilities, business parks, 22 public and private schools and more than 100 actively selling floor plans.

Homes are available in a variety of styles -- from single-family homes to townhomes, condominiums and lofts -- priced from the low $200,000s to more than $2 million.

Custom home sites in The Ridges are priced from the $500,000s. Apartment homes offer monthly rents starting from the upper $800s.
