First residents move into homes at Fairway Hills

The Toll Brothers' development of Fairway Hills, located in The Ridges Village within the Summerlin master-planned community, recently welcomed its first residents.
Fairway Hills is currently the only townhome development in The Ridges.
The neighborhood features six two-story home floor plans that range from 1,966 to 2,956 square feet. Prices start in the $600,000s.
Among the first residents are Joe and Linda Battista and Dave and June Merzanis. Both retired couples say they were seeking to downsize from their previous homes and eliminate the routine maintenance of home ownership.
"My wife and I wanted to live in a well-secured, maintenance-free neighborhood so we could travel often," Dave Merzanis said.
The Battistas said they are equally happy with their new home at Fairway Hills.
"It's peaceful and quiet. We feel more connected to nature, we're surrounded by wonderful amenities and we can now visit our granddaughter more often. What more could you ask for?" Linda Battista said.
Designs include two-, three- and four-bedroom homes. Select designs feature a casita option with a private entry, rear-loading garages, courtyards, kitchens with walk-in pantries and master suites with baths and walk-in closets.
Upon completion, Fairway Hills will feature 128 townhomes and a variety of social and recreational amenities, including a clubhouse, swimming and spa areas, barbecue areas, fire pit, recreation area, putting green, covered community patio and a catering kitchen.
Amenities include the Bear's Best golf course designed by Jack Nicklaus, as well as Club Ridges, an exclusive fitness and health club that features private tennis courts, swimming pools, fitness center and a community center.
The Ridges is a nearly 800-acre, guard-gated residential village. It is nestled against the mountainside adjacent to Red Rock Canyon National Conservation Area and offers views of the Las Vegas Valley and the Strip.
The Howard Hughes Corp. commenced development on The Ridges in 2000.
Three years later, the neighborhood was named America's third-most exclusive gated community by Forbes.com.
