Incentives are available by builders at several Aliante neighborhoods

During the final phase of development at the Aliante master-planned community, prospective homebuyers can take advantage of values offered on a wide range of brand new homes, according to Dan Naef, senior vice president of North Valley Enterprises LLC, the developer.
"Right now, the builders at Aliante are offering huge savings and incentives for homebuyers including extremely competitive pricing, excellent financing options, plus programs designed to reduce or eliminate out-of-pocket expenses," Naef said.
"And although we are in the final phase of sales, the selection of homes our builders offer is still broad enough to accommodate a wide range of ages and lifestyles."
Sia Howe, vice president of marketing for Astoria Homes, which is building two new neighborhoods in Aliante, said, "Homebuyers should know that resale homes and foreclosures aren't necessarily the best values in the market right now. The six homes at The Fields which can be ready for move-in now are all two-story designs.

A Residence 711 offers five bedrooms, 21/2 baths, bonus room and 2,392 square feet.
A Residence 716 features four bedrooms, bonus room, 21/2 baths and 2,599 square feet.
A Residence 721 offers 2,791 square feet of living space with five bedrooms, 21/2 baths and bonus room.
A Residence 765 features 3,176 square feet with five bedrooms, three baths, owner's retreat and bonus room.
Two additional neighborhoods built by Pardee Homes are also actively selling in Aliante.
Autumn Ridge is a gated neighborhood that offers a selection of one- and two-story homes ranging from 2,695 to 4,245 square feet and priced from the $400,000s.
Springdale is a gated neighborhood that offers a selection of one- and two-story homes ranging from 2,754 to 3,289 square feet and priced from the low $300,000s.
North Valley Enterprises LLC is an affiliate of American Nevada Co. and Pulte Homes. Encompassing more than 1,900 acres, Aliante is bordered by Grand Teton Drive, Centennial Parkway, Decatur Boulevard and Clayton Street, Interstate 215, the Las Vegas Beltway, intersects Aliante, providing access to Interstate 15 and U.S. Highway 95, as well as access to major destinations in the valley.
About 428 acres in Aliante are designated for recreational and public purposes including the Aliante Golf Club, the 20-acre Nature Discovery Park, Deer Springs Park, Aviary Park, more than 24 miles of lighted concrete trails and linear parks, and an arroyo.
Proposed plans for Aliante include two elementary schools and a middle school, all of which would be built by the Clark County School District. The community's first school, the Theron H. and Naomi D. Goynes Elementary School, opened in August 2005.
A new fire station was opened in April 2004 and the Aliante Library, located adjacent to the Nature Discovery Park, opened in May 2006.
About 100 acres in Aliante are allocated for commercial development. Residents currently have access to shopping, dining and professional services at the community's various retail centers and the Aliante Corporate Center office park.
The Aliante Station hotel and casino is set to open Nov. 11 and will bring even more dining and entertainment attractions to the community. The resort is located on a 40-acre parcel at the northeast corner of I-215 and Aliante Parkway.
