Juhl buyer’s heart beats downtown

John Sanchez purchased a one-bedroom loft at CityMark's juhl mid-rise development, located in the downtown area, and is already planning short excursions from his home.

"Everything I like to do is an easy walk from juhl," said Sanchez, a quality assurance specialist whose office is only a few miles away.

"In fact, once I'm home from work every day, I'll hardly need to get in my car at all. That's good for the environment, and I'll be saving a lot of money on gas."

Sanchez noted the devlopment's surrounding neighborhood.

"Juhl is within walking distance of many fine dining opportunities and only six blocks from the planned Smith Center for the Performing Arts, where I look forward to attending music and dance productions and live plays," he said.

"Or, I can stroll a few blocks in the other direction to meet friends on Fremont Street East for cocktails. I'm a huge sports fan, and the proposed new sports arena will be just five blocks from juhl. You simply can't find a more advantageous, close-to-everything location," he said.

Sanchez purchased a one-bedroom loft overlooking 3rd Street on the third floor of juhl's mid-rise building. He said he considers it tailor-suited to his newly single lifestyle.

"I love the big, open floor plan," he said. "With juhl's design flexibility, I'm able to keep the layout completely open by leaving out the bedroom wall. The 920-square-foot home will be easy to maintain, leaving me lots of time to enjoy juhl's spacious two-story fitness center and rooftop pool and spa -- just the ticket for relaxing and staying in shape. The building is designed in such a way that it allows me to drive right up to the third floor to park, without having to take the elevator to bring in my groceries."

After living in Las Vegas for 18 years and owning three previous homes, Sanchez sees value in his juhl purchase.

"Juhl is priced far better than the high-rises on The Strip," he said. "This is a great time to buy, and I feel that I'm making a good investment at juhl."

Winner of four Best of Nevada Real Estate Awards, juhl combines mid-rise and high-rise residential opportunities, recreational and social facilities, and 24,000 square feet of ground-floor retail space.

Prices start from the high $300,000s for the selection of live/work spaces, warehouse lofts, mid-rise and high-rise lofts, townhouses, flats and penthouses.

More than 100 different one- and two-story floor plans provide design versatility, allowing home buyers to define their individual spaces to meet their personal lifestyle needs.

One- and two-bedroom homes measure 730 to 2,200 square feet, highlighted by exposed mechanicals and concrete surfaces.

Floor-to-ceiling windows invite natural light and views into every home.

Juhl's kitchens feature maple cabinetry, stainless-steel General Electric appliances, slab granite countertops and island counters.

Residents also will benefit from high-speed Internet access, energy-efficient air conditioning and forced air heating, and patios or balconies that extend the living and entertainment space out into the downtown scene.

In addition, interior customizing opportunities for juhl residences are available through Creative Touch Interiors.

Juhl residents will benefit from a 75-foot rooftop pool and bubbling spa, a fully equipped two-story fitness center, gated underground parking and 24-hour security.

Juhl move-ins are scheduled for spring 2008.
